Six experts sur dix interrog\u00e9s estiment que le march\u00e9 se trouve actuellement dans la phase pr\u00e9coce ou moyenne d'un ralentissement.<\/p>\n<p>Selon un communiqu\u00e9 de presse de la RICS, l'Occupier Sentiment Index (OSI) et l'Investment Sentiment Index (ISI), qui mesurent la dynamique des march\u00e9s locatifs et des investisseurs en Suisse, affichent tous deux une \u00e9volution nettement n\u00e9gative entre le T4 2015 et le T1 2016. L'OSI a diminu\u00e9 de 28 % (de -41 \u00e0 -32) entre le T4 2015 et le T1 2016, l'ISI a m\u00eame baiss\u00e9 de 33 % (de -16 \u00e0 -12).<\/p>\n<p>En raison de la baisse de la demande d'espaces locatifs dans tous les segments et de l'augmentation de l'offre de surfaces locatives - surtout dans le domaine de l'immobilier de bureau - on s'attend \u00e0 ce que les loyers baissent fortement et que les bailleurs proposent des conditions sp\u00e9ciales int\u00e9ressantes.<\/p>\n<p>Le recul des investissements serait principalement d\u00fb \u00e0 la baisse de la demande des acheteurs locaux et internationaux.<\/p>\n<p>Les experts de la RICS s'attendent \u00e0 ce que les valeurs d'investissement et les loyers des meilleurs emplacements baissent moins que ceux des march\u00e9s de second ordre. Les immeubles industriels et de bureaux de premier ordre seront ceux qui souffriront le moins de cette situation.<\/p>\n<p>L'association professionnelle RICS est pr\u00e9sente en Suisse depuis 2003. Actuellement, RICS Switzerland compte plus de 500 membres et 18 entreprises portent le certificat Regulated by RICS.
