Dans le CBD, le taux d'offre est m\u00eame de 5,2 %, soit 0,6 point de pourcentage de plus que lors de la derni\u00e8re enqu\u00eate. Actuellement, 96.000 m\u00b2 de bureaux sont disponibles, contre 85.000 m\u00b2 au trimestre pr\u00e9c\u00e9dent. En raison de la faible demande dans le segment de prix le plus \u00e9lev\u00e9, le loyer le plus \u00e9lev\u00e9 a encore baiss\u00e9, tandis que le loyer moyen s'est stabilis\u00e9.<\/p>\n<p>\u00c0 Gen\u00e8ve, les chercheurs de CBRE enregistrent un l\u00e9ger recul de 4,7 % des surfaces offertes par rapport au trimestre pr\u00e9c\u00e9dent, passant de 172 000 m\u00b2 \u00e0 164 000 m\u00b2. Malgr\u00e9 cela, le taux d'offre reste \u00e0 un niveau \u00e9lev\u00e9 avec 6,3 pour cent. Les loyers restent sous pression en raison de l'offre exc\u00e9dentaire de surfaces coupl\u00e9e \u00e0 une demande plut\u00f4t faible. Selon CBRE, des corrections de prix ont eu lieu, en particulier dans le CBD, ce qui a permis de conclure davantage de contrats de location. Les analystes s'attendent \u00e0 ce que cette tendance se poursuive.<\/p>\n<p>Le march\u00e9 des bureaux \u00e0 B\u00e2le se caract\u00e9rise toujours par un manque de grandes surfaces. Ainsi, avec 50 000 m\u00b2 et un taux de 2,2 %, l'offre se maintient \u00e0 un niveau tr\u00e8s bas. Compte tenu de la demande active et durable sur le march\u00e9 des bureaux b\u00e2lois et en comparaison avec Zurich et Gen\u00e8ve, les loyers \u00e0 B\u00e2le se situent \u00e0 un niveau relativement bas. C'est pourquoi CBRE s'attend \u00e0 ce que les loyers des surfaces neuves dans la zone urbaine augmentent l\u00e9g\u00e8rement dans un avenir proche.<\/p>\n<p>Dans la ville de Berne, 98 000 m\u00b2 de surfaces de bureaux sont propos\u00e9s, dont plus de 40 000 m\u00b2 pour le seul secteur de march\u00e9 Kirchenfeld\/Schosshalde - il s'agit principalement des surfaces Swisscom lib\u00e9r\u00e9es. Le taux d'offre dans la ville de Berne est de 3,7%. En raison de la demande de surfaces de bureaux modernes et situ\u00e9es au centre, les experts de CBRE s'attendent \u00e0 ce que les loyers des sites centraux augmentent l\u00e9g\u00e8rement. En revanche, les loyers devraient \u00e9voluer \u00e0 la baisse pour les immeubles plus anciens.<\/p>\n<p>Dans le plus petit des march\u00e9s de bureaux consid\u00e9r\u00e9s, Lausanne, l'offre de surfaces de bureaux est de 55 000 m\u00b2. Le taux d'offre se situe \u00e0 un niveau mod\u00e9r\u00e9 de 2,9%. La fourchette des loyers dans la ville se situe entre 200 et 410 CHF\/m2\/p.a. CBRE s'attend \u00e0 ce que les loyers restent stables.
