Par rapport au trimestre pr\u00e9c\u00e9dent, l'indice a baiss\u00e9 de 0,03 point.<\/p>\n<p>Selon les chercheurs d'UBS, deux facteurs ont favoris\u00e9 ce l\u00e9ger recul : premi\u00e8rement, les prix nominaux des logements en propri\u00e9t\u00e9 ont stagn\u00e9 par rapport au trimestre pr\u00e9c\u00e9dent, ce qui correspond \u00e0 un recul de 0,6% apr\u00e8s correction de l'inflation. Sur une base annuelle, il s'agit du taux de croissance le plus bas depuis l'an 2000. Deuxi\u00e8mement, la dynamique de croissance des hypoth\u00e8ques s'est \u00e9galement affaiblie. Selon les donn\u00e9es, l'endettement hypoth\u00e9caire des m\u00e9nages priv\u00e9s n'a augment\u00e9 que de 2,7 pour cent par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, ce qui est \u00e9galement le rythme le plus lent depuis le d\u00e9but du mill\u00e9naire.<\/p>\n<p><strong>Les investissements immobiliers restent populaires<\/strong><\/p>\n<p>Au deuxi\u00e8me trimestre, la part des demandes de cr\u00e9dit pour des biens immobiliers non destin\u00e9s \u00e0 un usage personnel s'est maintenue \u00e0 pr\u00e8s de 18 pour cent. \"Les investissements immobiliers ont donc continu\u00e9 \u00e0 jouir d'une grande popularit\u00e9, comme le confirment les chiffres des permis de construire\", commentent les experts d'UBS. Au cours du premier semestre, des permis de construire ont \u00e9t\u00e9 d\u00e9livr\u00e9s pour pr\u00e8s de 30 000 logements, soit environ huit pour cent de plus que durant la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>L'UBS Swiss Real Estate Bubble Index se compose de six sous-indices : Rapport entre les prix d'achat et les prix de location, rapport entre les prix des maisons et le revenu des m\u00e9nages, rapport entre les prix des maisons et l'inflation, rapport entre l'endettement hypoth\u00e9caire et le revenu, rapport entre l'activit\u00e9 de construction et le produit int\u00e9rieur brut (PIB) et part des demandes de cr\u00e9dit pour des biens immobiliers destin\u00e9s \u00e0 la location par rapport au total des demandes de cr\u00e9dit des clients priv\u00e9s d'UBS.
