De tels taux de croissance para\u00eetraient certes plut\u00f4t mod\u00e9r\u00e9s en comparaison historique, mais ils sont comparativement \u00e9lev\u00e9s au vu de la contraction de la performance \u00e9conomique et de la nette baisse des prix \u00e0 la consommation, \u00e9crivent les chercheurs d'UBS. Parall\u00e8lement, la tendance \u00e0 l'aplatissement de la dynamique de l'endettement et des prix, qui dure depuis d\u00e9but 2014, a \u00e9t\u00e9 stopp\u00e9e au cours du semestre \u00e9coul\u00e9.<\/p>\n<p>Le rapport entre prix d'achat et prix de location a lui aussi l\u00e9g\u00e8rement augment\u00e9 au cours du dernier trimestre. En effet, alors que les prix des appartements en propri\u00e9t\u00e9 ont augment\u00e9, l'\u00e9volution des loyers a continu\u00e9 \u00e0 s'aplatir. Les loyers des logements neufs ont baiss\u00e9 de 3 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>La hausse de l'indice confirme que l'alerte ne peut pas \u00eatre lev\u00e9e sur le march\u00e9 des logements en propri\u00e9t\u00e9, loin de l\u00e0, selon l'UBS. D'une part, la demande de logements en propri\u00e9t\u00e9 reste tr\u00e8s \u00e9lev\u00e9e en raison des taux d'int\u00e9r\u00eat hypoth\u00e9caires avantageux, d'autre part, la demande d'investissement immobilier a \u00e9galement pris une grande importance sur le march\u00e9 des logements en propri\u00e9t\u00e9. Les chercheurs d'UBS s'attendent toutefois \u00e0 ce que les taux de croissance des prix des logements en propri\u00e9t\u00e9 reprennent leur tendance \u00e0 la baisse au second semestre 2015, en accord avec la situation conjoncturelle.
