Les deux nouvelles constructions \u00e0 B\u00e2le-Ville (Erlenmatt) et \u00e0 Echandens dans le canton de Vaud ont contribu\u00e9 \u00e0 hauteur de 2 millions aux recettes locatives. Le revenu locatif th\u00e9orique des deux immeubles s'\u00e9l\u00e8ve \u00e0 4 millions. Selon W\u00fcest &amp; Partner, le potentiel moyen d'augmentation des loyers pour l'usage r\u00e9sidentiel est d'environ 37 CHF par m\u00e8tre carr\u00e9 et par an.<\/p>\n<p>La distribution de 3,00 CHF par part a \u00e9t\u00e9 anticip\u00e9e en raison de l'augmentation de capital de 64,2 millions de CHF r\u00e9alis\u00e9e en fin d'exercice et a \u00e9t\u00e9 effectu\u00e9e en cours d'ann\u00e9e, le 3 mars 2016. Il s'agissait d'une distribution de revenus uniquement, comme l'indique l'entreprise.<\/p>\n<p>Au cours de l'exercice \u00e9coul\u00e9, le PSREF a acquis, en collaboration avec la fondation de placement Patrimonium Anlagegruppe Wohnimmobilien Schweiz, le site industriel \"Spinnerei an der Lorze\" \u00e0 Baar (ZG). La part du fonds s'\u00e9l\u00e8ve \u00e0 67 pour cent. Les deux b\u00e2timents sont actuellement utilis\u00e9s comme bureaux, locaux artisanaux et surfaces de vente et affichent actuellement un revenu locatif th\u00e9orique de 5,6 millions.<\/p>\n<p>Avec un projet de construction \u00e0 Montreux, des augmentations d'\u00e9tages d'immeubles dans les cantons de Gen\u00e8ve et de Vaud ainsi que le potentiel de d\u00e9veloppement du site \"Spinnerei an der Lorze\" r\u00e9cemment acquis \u00e0 Baar, le fonds \"dispose d'un potentiel de croissance int\u00e9ressant\", ajoute le communiqu\u00e9.<\/p>\n<p>Le PSREF investit dans des immeubles d'habitation et des immeubles \u00e0 usage mixte, en se concentrant sur les immeubles d'habitation dans le segment des loyers bas et moyens, principalement dans la r\u00e9gion l\u00e9manique et sur l'axe Fribourg, Berne, B\u00e2le et Zoug.
