Le portefeuille de rendement a g\u00e9n\u00e9r\u00e9 un rendement brut de 6,5 pour cent et un rendement net de 5,7 pour cent. Le taux d'inoccupation des immeubles de rapport a \u00e9t\u00e9 r\u00e9duit \u00e0 10,6 pour cent au cours de l'exercice \u00e9coul\u00e9. Le conseil d'administration d'Intershop propose \u00e0 l'assembl\u00e9e g\u00e9n\u00e9rale de verser un dividende inchang\u00e9 de 20 francs par action (volume de distribution : 40 millions).<\/p>\n<p>Outre les activit\u00e9s de location courantes, le succ\u00e8s de la r\u00e9alisation et de la vente du projet d'appartements en copropri\u00e9t\u00e9 \"eden5\" \u00e0 Zurich a contribu\u00e9 au rendement sup\u00e9rieur \u00e0 la moyenne des fonds propres. Au cours de l'exercice \u00e9coul\u00e9, Intershop s'est principalement concentr\u00e9 sur le d\u00e9veloppement de son propre portefeuille. Il n'y a pas eu d'autres ventes ou acquisitions importantes.<\/p>\n<p><strong>60 biens immobiliers d'une valeur de plus d'un milliard<\/strong><\/p>\n<p>A la date de cl\u00f4ture du bilan, le portefeuille d'Intershop comprenait 60 immeubles (y compris des immeubles de d\u00e9veloppement et de promotion ainsi que des parcelles de terrain) d'une surface locative d'environ 582 000 m\u00e8tres carr\u00e9s et d'une valeur de march\u00e9 de plus d'un milliard. Les revenus locatifs de la p\u00e9riode sous revue se composent toujours des types d'utilisation suivants : bureaux et enseignement (48%), commerce et logistique (32%), logement et parking (13%) ainsi que commerce de d\u00e9tail et restauration (7%). La valeur du portefeuille immobilier s'\u00e9levait \u00e0 1,246 milliard \u00e0 la fin de l'exercice sous revue et comprend une r\u00e9\u00e9valuation des immeubles de rendement et de d\u00e9veloppement de 2,6 millions.<\/p>\n<p>Malgr\u00e9 les ventes r\u00e9alis\u00e9es en 2014, le revenu des immeubles a l\u00e9g\u00e8rement augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 83,9 millions. Le produit des immeubles de rapport, qui ont \u00e9t\u00e9 la propri\u00e9t\u00e9 de la soci\u00e9t\u00e9 pendant toute l'ann\u00e9e sous revue, a augment\u00e9 d'un pour cent. La vente d'immeubles a g\u00e9n\u00e9r\u00e9 en 2015 un b\u00e9n\u00e9fice avant imp\u00f4ts de 12,5 millions. Les charges immobili\u00e8res ont l\u00e9g\u00e8rement diminu\u00e9 pour atteindre 9,1 millions.<\/p>\n<p><strong>Limite de cr\u00e9dit de 40 millions pour Corestate Capital<\/strong><\/p>\n<p>En ce qui concerne la participation \u00e0 la soci\u00e9t\u00e9 de capital-investissement Corestate Capital, qui est principalement active sur le march\u00e9 immobilier allemand, le b\u00e9n\u00e9fice proportionnel d'Intershop a baiss\u00e9 de quatre millions \u00e0 un million. Ce chiffre comprend une perte de change de 1,6 million, pr\u00e9cise le communiqu\u00e9. L'entr\u00e9e chez Corestate Capital a eu lieu \u00e0 l'automne 2013, Intershop d\u00e9tient actuellement une participation minoritaire de 28 pour cent. <a href=\"https:\/\/immobilien-business.hamster.ch\/corestate-sagt-boersengang-ab\" target=\"_blank\" data-cke-saved-href=\"https:\/\/immobilien-business.hamster.ch\/corestate-sagt-boersengang-ab\" rel=\"noopener\">Un projet d'introduction en bourse de Corestate avait \u00e9t\u00e9 annul\u00e9 d\u00e9but novembre.<\/a> Intershop accorde \u00e0 l'entreprise une limite de cr\u00e9dit de 40 millions (jusqu'\u00e0 fin juin 2016 ; prolongeable jusqu'\u00e0 fin d\u00e9cembre 2016). Selon le rapport d'activit\u00e9, 20,7 millions de cette somme avaient \u00e9t\u00e9 utilis\u00e9s \u00e0 fin d\u00e9cembre 2015.<\/p>\n<p><strong>Un rendement futur des capitaux propres d'au moins huit pour cent en ligne de mire<\/strong><\/p>\n<p>L'environnement de location des surfaces commerciales reste exigeant et, sur le march\u00e9 des logements locatifs, les signes d'un fl\u00e9chissement de la demande se multiplient, d\u00e9clare Intershop dans ses perspectives pour l'exercice en cours. On s'attend donc \u00e0 une l\u00e9g\u00e8re augmentation du taux de vacance des immeubles de rapport. L'environnement n\u00e9gatif des taux d'int\u00e9r\u00eat devrait \u00e9galement persister et avoir une influence n\u00e9gative sur les charges d'int\u00e9r\u00eats du groupe.<\/p>\n<p>Intershop saisira les \"opportunit\u00e9s int\u00e9ressantes de r\u00e9aliser des plus-values par des ventes\". Dans la mesure o\u00f9 le march\u00e9 des transactions pour les \"biens immobiliers pr\u00e9sentant des d\u00e9fis\" redevient plus liquide et que des opportunit\u00e9s d'acquisition se pr\u00e9sentent, celles-ci seront saisies, \u00e9crit l'entreprise. Dans l'ensemble, Intershop estime pouvoir r\u00e9aliser en 2016 \u00e9galement un rendement des fonds propres d'au moins huit pour cent en moyenne sur plusieurs ann\u00e9es.
