La valeur au bilan de l'ensemble du portefeuille s'\u00e9levait \u00e0 6,724 milliards de francs (fin 2014 : 6,608). Au cours de l'exercice, la soci\u00e9t\u00e9 anonyme immobili\u00e8re cot\u00e9e en bourse a acquis l'immeuble de la Heinrich-Stutz-Strasse 23\/25 \u00e0 Urdorf et vendu l'immeuble de la Altstetterstrasse 124\/Herrligstrasse 21 \u00e0 Zurich-Altstetten. Apr\u00e8s la vente de 101 appartements en copropri\u00e9t\u00e9 en 2014, seuls 17 ont pu \u00eatre vendus l'ann\u00e9e derni\u00e8re.<\/p>\n<p><strong>Taux de vacance r\u00e9duit \u00e0 8,5<\/strong><\/p>\n<p>Le taux de vacance du portefeuille PSP s'\u00e9levait \u00e0 8,5 pour cent \u00e0 la fin de l'ann\u00e9e (fin 2014 : 10,0%). Sur ces 8,5 pour cent, 0,5 point de pourcentage \u00e9tait d\u00fb \u00e0 des travaux de r\u00e9novation en cours sur divers immeubles. Les immeubles de Zurich-Ouest et Wallisellen, d'une valeur d'investissement de 600 millions, ont contribu\u00e9 au total \u00e0 hauteur de 2,9 points de pourcentage au taux de vacance. Les autres immeubles, d'une valeur de placement de 5,5 milliards, ont repr\u00e9sent\u00e9 5,1 points de pourcentage.<\/p>\n<p>Les travaux de construction actuels du \"Salmenpark\" \u00e0 Rheinfelden (montant de l'investissement : env. 250 millions) et du nouveau b\u00e2timent \"Grosspeter Tower\" \u00e0 B\u00e2le (env. 110 millions) avancent comme pr\u00e9vu. Une r\u00e9novation compl\u00e8te de l'immeuble situ\u00e9 Hardturmstrasse 161\/F\u00f6rrlibuckstrasse 150 \u00e0 Zurich-Ouest a \u00e9t\u00e9 entam\u00e9e (env. 50 millions). La r\u00e9novation compl\u00e8te de divers immeubles sur le quai de la gare\/la place de la gare \u00e0 Zurich continue de faire l'objet de \"clarifications d'aspects techniques avec le service municipal des monuments historiques\", \u00e9crit PSP Swiss Property.<\/p>\n<p><strong>Projets de construction \u00e0 Lugano et Zurich-Ouest<\/strong><\/p>\n<p>Le feu vert pour la construction du site \"Paradiso\" \u00e0 Lugano est attendu pour l'\u00e9t\u00e9 2016. Le projet pr\u00e9voit des appartements en copropri\u00e9t\u00e9 ainsi que des bureaux et des surfaces de vente. Le montant de l'investissement pr\u00e9vu est d'environ 65 millions. La planification du nouveau b\u00e2timent de remplacement des deux immeubles de la F\u00f6rrlibuckstrasse 178\/180 et de la Hardturmstrasse 181\/183\/185 \u00e0 Zurich-Ouest avance \u00e9galement, indique-t-on. Le nouveau b\u00e2timent doit r\u00e9pondre aux exigences actuelles en mati\u00e8re de flexibilit\u00e9 des plans de bureaux et de durabilit\u00e9. La demande de permis de construire pour ce projet (environ 120 millions) sera d\u00e9pos\u00e9e \u00e0 l'automne 2016 et le nouveau b\u00e2timent de remplacement devrait \u00eatre r\u00e9alis\u00e9 entre 2017 et 2020.<\/p>\n<p>Fin 2015, PSP Swiss Property affichait des fonds propres de 3,870 milliards (fin 2014 : 3,841). Cela correspond \u00e0 un taux de fonds propres de 57,0 pour cent. Les capitaux \u00e9trangers soumis \u00e0 int\u00e9r\u00eats s'\u00e9levaient \u00e0 1,969 milliard, soit 29,0 pour cent du total du bilan. Les lignes de cr\u00e9dit garanties non utilis\u00e9es s'\u00e9l\u00e8vent actuellement \u00e0 650 millions. Aucun cr\u00e9dit bancaire garanti important n'arrivera \u00e0 \u00e9ch\u00e9ance d'ici 2019, indique PSP Swiss Property. Pour refinancer les dettes financi\u00e8res, un emprunt obligataire de 0,5 pour cent a \u00e9t\u00e9 \u00e9mis le 16 f\u00e9vrier 2016 pour une dur\u00e9e de 2016 \u00e0 2024 et un volume de 225 millions.
