Fin 2020, le fonds d\u00e9tenait au total 131 immeubles en portefeuille : 129 immeubles existants et deux immeubles en cours de construction. Les revenus locatifs ont augment\u00e9 de 3,1%, passant de 79,0 millions \u00e0 81,4 millions. Comme seulement 2% environ des revenus locatifs provenaient des secteurs touch\u00e9s par les mesures visant \u00e0 endiguer la pand\u00e9mie, les remises de loyer convenues n'ont eu, selon UBS, qu'une influence marginale sur le r\u00e9sultat : elles repr\u00e9sentent environ 0,2% point du taux de d\u00e9faillance des loyers de 2,4%.<\/p>\n<p>La distribution de l'ann\u00e9e derni\u00e8re et l'augmentation de 4,7% de la valeur nette d'inventaire par part, qui est pass\u00e9e de 87,97 CHF \u00e0 92,11 CHF, ont permis d'obtenir un rendement des placements de 8,2%. Avec une performance boursi\u00e8re de 21,9%, le fonds a en outre nettement surpass\u00e9 le march\u00e9 (SXI Real Estate Funds TR 10,8%). Comme l'ann\u00e9e pr\u00e9c\u00e9dente, la distribution des revenus s'\u00e9l\u00e8ve \u00e0 2,55 CHF bruts par part.<\/p>\n<h2>UBS Sima franchit la barre des 10 milliards de francs suisses<\/h2>\n<p>Au cours de l'exercice 2020, l'UBS Sima a augment\u00e9 pour la premi\u00e8re fois la valeur du portefeuille immobilier \u00e0 plus de 10 milliards de CHF. Elle a atteint 10,3 milliards, soit une augmentation de 413 millions ou 4,2%. La valeur d'inventaire par part a augment\u00e9 de 2,6%, passant de 95,51 CHF \u00e0 98,04 CHF. Il en r\u00e9sulte un rendement des placements de 6,3%. La distribution de 3,25 CHF reste au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Les revenus locatifs se sont \u00e9lev\u00e9s \u00e0 398,2 millions, contre 391,9 millions l'ann\u00e9e pr\u00e9c\u00e9dente. La direction du fonds chiffre le taux de d\u00e9faillance des loyers \u00e0 6,9%, y compris un effet Covid-19. Sans prendre en compte les concessions de loyers dues \u00e0 la crise de Corona, le taux de perte de loyers s'\u00e9l\u00e8verait \u00e0 5,7%. Pour l'exercice 2021, il pourrait y avoir - avec des remises de loyers moyennes d'un \u00e0 deux mois - un manque \u00e0 gagner potentiel de 2-4% (toutes choses \u00e9gales par ailleurs), cons\u00e9quence directe de Covid-19.<\/p>\n<h2>Le cours de l'UBS Swissreal s'est effondr\u00e9<\/h2>\n<p>Le fonds immobilier commercial Swissreal a enregistr\u00e9 une correction de cours au cours de l'exercice 2020 en raison de la pand\u00e9mie de Covid-19 et des incertitudes du march\u00e9 qui en d\u00e9coulent : Son cours de bourse a chut\u00e9 en tr\u00e8s peu de temps au printemps 2020, passant d'un sommet de longue date de 87,00 CHF par part \u00e0 un plancher de 64,75 CHF par part le 18 mars 2020. Il s'est ensuite continuellement redress\u00e9 pour atteindre 75,50 CHF \u00e0 la fin de l'exercice, soit une baisse de 5,50 CHF ou 6,8% sur la p\u00e9riode. L'agio, qui r\u00e9sulte de la diff\u00e9rence entre le cours de bourse et la valeur nette d'inventaire, est pass\u00e9 de 28,5% en d\u00e9but d'ann\u00e9e \u00e0 20,0% en fin d'ann\u00e9e.<\/p>\n<p>Parall\u00e8lement, le fonds a augment\u00e9 la valeur de march\u00e9 de ses immeubles de 3,2% pour atteindre environ 2,05 milliards. Les revenus locatifs ont \u00e9t\u00e9 de 99,3 millions, soit 0,4% de plus que l'ann\u00e9e pr\u00e9c\u00e9dente, avec un taux de d\u00e9faillance des loyers de 5,5%. Il en r\u00e9sulte un rendement des placements de 4,2% et un rendement de la distribution de 3,5%. La distribution s'\u00e9l\u00e8ve \u00e0 2,65 CHF\/part, comme l'ann\u00e9e pr\u00e9c\u00e9dente.
