Avec le transfert de propri\u00e9t\u00e9 d'un immeuble suppl\u00e9mentaire au 1er janvier 2021, le portefeuille se compose au d\u00e9but de l'ann\u00e9e 2021, selon la direction du fonds, d'immeubles d'une valeur totale de 221,5 millions.<\/p>\n<p>Le revenu locatif annuel th\u00e9orique de ces immeubles en portefeuille s'\u00e9l\u00e8ve \u00e0 9,7 millions de CHF au 1er janvier 2021 (au 31.12.2020 : 8,9 millions), dont 90% proviennent de l'utilisation r\u00e9sidentielle et des utilisations annexes correspondantes. Selon les informations fournies, les revenus locatifs g\u00e9n\u00e9r\u00e9s au cours de l'exercice 2020 se sont \u00e9lev\u00e9s \u00e0 4,6 millions de CHF. En raison de la forte proportion de logements, le portefeuille s'est montr\u00e9 \"extr\u00eamement r\u00e9sistant\" \u00e0 la pand\u00e9mie de Covid-19, selon Helvetica Property Investors. Au cours de l'exercice 2020, aucune d\u00e9faillance li\u00e9e au Covid-19 n'a \u00e9t\u00e9 enregistr\u00e9e et aucune r\u00e9duction de loyer n'a d\u00fb \u00eatre accord\u00e9e. Le taux d'occupation du portefeuille existant \u00e9tait de 89,2% \u00e0 la fin de l'ann\u00e9e 2020.<\/p>\n<p>Selon les indications, le produit net a atteint 4,7 millions de CHF pour l'exercice 2020. L'\u00e9valuation du portefeuille d'immeubles par l'expert ind\u00e9pendant en estimations W\u00fcest Partner a g\u00e9n\u00e9r\u00e9 un b\u00e9n\u00e9fice non r\u00e9alis\u00e9 de 5,4 millions de CHF et le r\u00e9sultat total s'est \u00e9lev\u00e9 \u00e0 9,0 millions de CHF.<\/p>\n<p>Au 31 d\u00e9cembre 2020, la fortune totale du fonds s'\u00e9levait \u00e0 225,1 millions de CHF et la fortune nette du fonds \u00e0 148,5 millions de CHF. Le taux d'endettement est chiffr\u00e9 \u00e0 35,5%. Au 31 d\u00e9cembre 2020, la valeur nette d'inventaire par part de fonds \u00e9tait de 108,31 CHF, ce qui correspond \u00e0 un rendement des placements de 8,3% depuis la premi\u00e8re \u00e9mission du fonds en novembre 2019.
