Alors que les valeurs immobili\u00e8res en monnaie locale sont rest\u00e9es pratiquement inchang\u00e9es, la valeur v\u00e9nale a diminu\u00e9 en raison de la force du franc suisse. Les devises du compte de patrimoine sont couvertes \u00e0 hauteur de 95% par des op\u00e9rations de change \u00e0 terme afin d'att\u00e9nuer les risques de fluctuation des devises.<\/p>\n<p>L'ann\u00e9e derni\u00e8re, le fonds a continu\u00e9 d'optimiser son portefeuille, selon le Credit Suisse. A Cracovie, en Pologne, il a acquis l'immeuble High5ive, situ\u00e9 \u00e0 500 m\u00e8tres de la gare centrale, qui vient d'\u00eatre achev\u00e9 et est enti\u00e8rement lou\u00e9. Le projet de construction Jubilee Place \u00e0 Brisbane, en Australie, est bien avanc\u00e9 et sera achev\u00e9 durant l'exercice en cours. Cinq immeubles ne correspondant plus \u00e0 la strat\u00e9gie ont \u00e9t\u00e9 vendus aux Pays-Bas, en Irlande, en Australie ainsi qu'au Japon (2).<\/p>\n<p>En raison de la r\u00e9duction du nombre de logements vacants, le taux de d\u00e9faillance des loyers a baiss\u00e9 de 8,0% \u00e0 6,0% au cours de l'exercice 2020. Les revenus locatifs sont pass\u00e9s de 224,1 millions \u00e0 227,5 millions de CHF. Selon les informations fournies, la pand\u00e9mie de Covid-19 a entra\u00een\u00e9 une r\u00e9duction des revenus locatifs de 0,2%.<\/p>\n<p>La distribution sera r\u00e9duite \u00e0 40,00 CHF par part, le rendement de la distribution s'\u00e9l\u00e8ve \u00e0 3,9% (ann\u00e9e pr\u00e9c\u00e9dente : 3,5%).<\/p>\n<p>Dans le n\u00e9goce sur le march\u00e9 secondaire, l'agio a continu\u00e9 de se r\u00e9duire pour s'\u00e9tablir \u00e0 -3,2% au 31 d\u00e9cembre 2020 (ann\u00e9e pr\u00e9c\u00e9dente : 7,0 %).
