Comme l'indique la soci\u00e9t\u00e9, cela est principalement d\u00fb \u00e0 une transaction de vente. Les revenus locatifs n'ont que l\u00e9g\u00e8rement baiss\u00e9 au cours de la p\u00e9riode sous revue.<\/p>\n<p>Les r\u00e9\u00e9valuations ont contribu\u00e9 au r\u00e9sultat de mani\u00e8re l\u00e9g\u00e8rement positive \u00e0 hauteur de 3,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 9,4 millions de CHF). Le r\u00e9sultat d'exploitation avant int\u00e9r\u00eats et imp\u00f4ts (EBIT) est pass\u00e9 \u00e0 32,0 millions de CHF (27,0 millions en 2010), et le b\u00e9n\u00e9fice net, y compris les r\u00e9\u00e9valuations, \u00e0 23,0 millions de CHF (+23,8%).<\/p>\n<p>Au deuxi\u00e8me trimestre de l'ann\u00e9e sous revue, le management de SF Urban Properties AG s'attendait \u00e0 une baisse directe des recettes de l'exercice de moins de 3 pour cent, directement caus\u00e9e par le premier lockdown ; cette pr\u00e9vision s'est confirm\u00e9e \u00e0 la fin de l'ann\u00e9e. Pour l'ann\u00e9e sous revue, les pertes de revenus sont estim\u00e9es \u00e0 environ 0,76 million de CHF (1er lockdown) et 0,11 million de CHF (2e lockdown), ce qui correspond \u00e0 environ 2,7 et 0,4 pour cent des revenus locatifs annuels nets. En outre, ind\u00e9pendamment des r\u00e9ductions de loyers attendues ou accord\u00e9es, le ducroire ordinaire a \u00e9t\u00e9 augment\u00e9 de 0,5 million de CHF.<\/p>\n<p>La valeur du portefeuille a l\u00e9g\u00e8rement baiss\u00e9 au cours de la p\u00e9riode sous revue, passant de 647,8 millions de CHF \u00e0 un total de 638,3 millions de CHF (-1,5%) ; le taux de vacance au 31 d\u00e9cembre 2020 se chiffrait \u00e0 2,62 pour cent (ann\u00e9e pr\u00e9c\u00e9dente : 1,66%).<\/p>\n<p>En raison du niveau toujours bas des taux d'int\u00e9r\u00eat, la soci\u00e9t\u00e9 s'attend \u00e0 ce que le march\u00e9 des transactions reste comp\u00e9titif en 2021. Afin de continuer \u00e0 d\u00e9velopper le portefeuille, les activit\u00e9s d'acquisition continueront \u00e0 se concentrer sur les r\u00e9gions \u00e9conomiques de Zurich et de B\u00e2le ; l'accent sera mis en premier lieu sur les arrondissements possibles d'immeubles pr\u00e9sentant un potentiel d'extension.
