Selon cette \u00e9tude, le capital d\u00e9pens\u00e9 en Suisse par les investisseurs professionnels \u00e9trangers pour l'achat de terrains commerciaux repr\u00e9sente environ 11% du volume d'investissement annuel moyen total d'environ 6,8 milliards de CHF entre 2011 et 2020, soit environ 750 millions de CHF par an.<\/p>\n<p class=\"x_MsoNormal\">Selon l'\u00e9tude CBRE, sur le march\u00e9 immobilier suisse, caract\u00e9ris\u00e9 par un niveau de prix relativement \u00e9lev\u00e9 et une monnaie forte, les \u00e9trangers ont r\u00e9alis\u00e9 ces derni\u00e8res ann\u00e9es nettement plus de ventes que d'achats, ce qui a entra\u00een\u00e9 un d\u00e9sinvestissement net annuel d'environ 290 millions de CHF pour la Suisse.<\/p>\n<p class=\"x_MsoNormal\">M\u00eame dans le pass\u00e9 r\u00e9cent (2017-2019), les achats ont \u00e9t\u00e9 inf\u00e9rieurs aux d\u00e9sinvestissements et n'ont repr\u00e9sent\u00e9 qu'environ 5% du volume total des investissements sur cette p\u00e9riode. Cela ne s'applique toutefois pas \u00e0 l'ann\u00e9e exceptionnelle 2020, car le volume des transactions y a subi un effet sp\u00e9cial en raison de quelques transactions importantes, selon les chercheurs de CBRE.<\/p>\n<h2 class=\"x_MsoNormal\">Les investisseurs \u00e9trangers prennent plus de risques<\/h2>\n<p class=\"x_MsoNormal\">Pr\u00e8s de la moiti\u00e9 des prix pay\u00e9s par les investisseurs suisses et \u00e9trangers pour des \u00e9tablissements au cours de la derni\u00e8re d\u00e9cennie concerne les bureaux, suivis par les surfaces de vente avec environ un quart du volume des transactions. Les investissements \u00e9trangers se distinguent principalement des placements suisses par le fait que les capitaux \u00e9trangers sont nettement plus nombreux dans les immeubles h\u00f4teliers.<\/p>\n<p class=\"x_MsoNormal\">Les acteurs \u00e9trangers du march\u00e9 investissent en outre souvent dans des objets pr\u00e9sentant un profil de rendement\/risque \u00e9lev\u00e9, que les investisseurs institutionnels suisses traditionnels tels que les caisses de pension, les fondations de placement, les assurances ou les fonds immobiliers ont tendance \u00e0 \u00e9viter ou qui, pour certains acteurs, ne sont pas autoris\u00e9s pour des raisons de r\u00e9glementation.<\/p>\n<p class=\"x_MsoNormal\">Pour certains segments sp\u00e9cialis\u00e9s dans lesquels les investisseurs \u00e9trangers d\u00e9tiennent des parts de march\u00e9 plus importantes, que ce soit \u00e0 des fins de placement ou d'utilisation personnelle, les flux financiers transfrontaliers ont un effet stabilisateur. Ils fournissent \u00e0 ces march\u00e9s des liquidit\u00e9s suppl\u00e9mentaires qui ne sont pas mises \u00e0 disposition dans la m\u00eame mesure au niveau local, surtout en p\u00e9riode de difficult\u00e9s \u00e9conomiques. M\u00eame dans les secteurs classiques comme les bureaux et le commerce de d\u00e9tail, les investisseurs \u00e9trangers interviennent souvent pour des biens immobiliers qui ne correspondent pas au profil de placement des investisseurs suisses, majoritairement averses au risque et focalis\u00e9s sur le secteur r\u00e9sidentiel.<\/p>\n<p class=\"x_MsoNormal\">Une grande partie des acheteurs \u00e9trangers de la derni\u00e8re d\u00e9cennie sont originaires du Royaume-Uni, d'Allemagne et de France. En outre, les investisseurs isra\u00e9liens ont une longue tradition d'investissement, en particulier dans le segment du retail.
