Contrairement \u00e0 ce que l'on craignait au d\u00e9part, les prix ne se sont pas effondr\u00e9s, bien au contraire : les prix des maisons individuelles annonc\u00e9s dans les annonces ont fortement augment\u00e9. Fin 2020, les maisons individuelles sont propos\u00e9es \u00e0 des prix sup\u00e9rieurs de 5,6% \u00e0 ceux du d\u00e9but de l'ann\u00e9e. Pour les appartements en copropri\u00e9t\u00e9, l'augmentation est pratiquement aussi \u00e9lev\u00e9e (5,5%). C'est ce que montrent les derniers chiffres du Swiss Real Estate Offer Index, \u00e9tabli par ImmoScout24 en collaboration avec l'entreprise de conseil immobilier CIFI SA.<\/p>\n<p>Pendant les hauts et les bas de la pand\u00e9mie Corona, les prix des logements en propri\u00e9t\u00e9 n'ont donc connu qu'une seule direction : la hausse.  Selon Martin Waeber, Managing Director d'ImmoScout24, Corona a incit\u00e9 de nombreuses personnes \u00e0 reconsid\u00e9rer leur situation en mati\u00e8re de logement. \"Dans la plupart des cas, le r\u00e9sultat est clair : le souhait d'avoir plus d'espace, plus de surface habitable, si possible en propri\u00e9t\u00e9\". Les prix montrent en cons\u00e9quence une pression \u00e0 la hausse.<\/p>\n<p>Cela ne concerne pas seulement le march\u00e9 de l'immobilier, mais aussi les loyers des logements. Ceux-ci ont augment\u00e9 de 1,1% en moyenne nationale au cours de l'ann\u00e9e 2020. La r\u00e9gion l\u00e9manique a particuli\u00e8rement contribu\u00e9 \u00e0 cette hausse, les loyers propos\u00e9s y ayant augment\u00e9 de 2,5% au cours de l'ann\u00e9e. La grande r\u00e9gion de Zurich (+1,2%) influence \u00e9galement fortement le r\u00e9sultat en raison de sa population.<\/p>\n<p>Les loyers sont \u00e9galement en hausse en Suisse orientale (+1,3%), dans le nord-ouest de la Suisse (+0,8%) et en Suisse centrale (+0,3%).
