Comme le communique la direction du fonds, le r\u00e9sultat global a nettement progress\u00e9, passant de 19,1 \u00e0 27,1 millions de CHF, malgr\u00e9 la pand\u00e9mie de Corona. Le rendement des placements a augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 3,9% \u00e0 5,7%. Au final, il en r\u00e9sulte pour l'exercice un produit net de 14,1 millions, contre 14,3 millions l'ann\u00e9e pr\u00e9c\u00e9dente. La marge EBIT s'\u00e9l\u00e8ve \u00e0 64,4% (ann\u00e9e pr\u00e9c\u00e9dente : 67,6%).<\/p>\n<p>Au cours de l'exercice 2019\/20, le BSPF a augment\u00e9 ses revenus locatifs (revenus bruts r\u00e9alis\u00e9s) de 8,2 millions par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 16,8 \u00e0 25,0 millions ; pr\u00e8s de 80% de ces revenus proviennent de l'utilisation r\u00e9sidentielle. Selon Baloise Asset Management, cette augmentation s'explique par les revenus locatifs des 20 immeubles que le fonds a acquis par transfert de patrimoine au 1er septembre 2019, ainsi que par un immeuble \u00e0 Onex (GE) qui est entr\u00e9 dans le portefeuille au 1er d\u00e9cembre 2019.<\/p>\n<p>Le taux de perte de loyer s'\u00e9l\u00e8ve \u00e0 5,5% (ann\u00e9e pr\u00e9c\u00e9dente : 5,3%). Selon la direction du fonds, il comprend des remises de loyer uniques d'un montant de 0,1 million accord\u00e9es en raison de la pand\u00e9mie de Corona. Corrig\u00e9 de cet effet exceptionnel, le taux de d\u00e9faillance des loyers s'est \u00e9lev\u00e9 \u00e0 5,1%, pr\u00e9cise Baloise Asset Management.<\/p>\n<p>Au 30 septembre 2020, le portefeuille du BSPF se compose de 55 immeubles existants et d'un projet de construction. Le projet comprenant des appartements et des surfaces de vente \u00e0 Kriens ainsi que l'immeuble d'habitation \u00e0 Onex ont \u00e9t\u00e9 acquis par le fonds durant la p\u00e9riode sous revue, tandis que l'immeuble Am Kreuzbach 22-28 \u00e0 Wangen a \u00e9t\u00e9 vendu. La valeur de march\u00e9 du portefeuille est pass\u00e9e de 565,9 \u00e0 610,2 millions.<\/p>\n<p>Il est pr\u00e9vu de continuer \u00e0 d\u00e9velopper le portefeuille immobilier, indique la direction du fonds.
