La valeur v\u00e9nale des immeubles est pass\u00e9e d'environ 4,2 \u00e0 4,5 millions de CHF.<\/p>\n<p>Le taux de perte de loyers s'est \u00e9lev\u00e9 \u00e0 8,4%, contre 5,9% l'ann\u00e9e pr\u00e9c\u00e9dente. Selon le Credit Suisse, cette hausse est principalement due \u00e0 des r\u00e9novations et des reclassements achev\u00e9s, comme l'immeuble \"Leonardo\" \u00e0 Zurich, ainsi qu'\u00e0 une vacance temporaire dans un immeuble logistique \u00e0 Gen\u00e8ve. La pand\u00e9mie de Covid-19 n'aurait jusqu'\u00e0 pr\u00e9sent que peu influenc\u00e9 les revenus locatifs du fonds : selon les indications, les remises de loyers du fonds s'\u00e9l\u00e8vent \u00e0 1,7% des revenus locatifs de l'exercice \u00e9coul\u00e9. La distribution reste stable \u00e0 50,00 CHF par part.<\/p>\n<h2>CS REF Interswiss rapporte 8,6%<\/h2>\n<p>Le Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) a augment\u00e9 le rendement de ses placements de 5,9% \u00e0 8,6% au cours de l'exercice \u00e9coul\u00e9. Selon le Credit Suisse, la valeur v\u00e9nale des immeubles est rest\u00e9e stable \u00e0 environ 2,42 millions malgr\u00e9 quatre ventes. Les remises de loyers accord\u00e9es par le fonds en raison de la pand\u00e9mie de Corona s'\u00e9l\u00e8vent, selon les informations fournies, \u00e0 2,0% des recettes locatives. La distribution est ramen\u00e9e de 8,40 CHF \u00e0 7,60 CHF. La performance s'est \u00e9lev\u00e9e \u00e0 -3,9% au cours de l'exercice \u00e9coul\u00e9, contre 17,9% l'ann\u00e9e pr\u00e9c\u00e9dente. Cela s'explique notamment par une r\u00e9duction des agios de 12,9% \u00e0 0,7 %, pr\u00e9cise le Credit Suisse.<\/p>\n<h2>CS REF Logisticsplus \u00e9largit son portefeuille<\/h2>\n<p>Gr\u00e2ce \u00e0 des acquisitions et \u00e0 la r\u00e9alisation de deux nouveaux projets de construction, le Credit Suisse Real Estate Fund Logisticsplus (CS REF Logisticsplus) a nettement augment\u00e9 la valeur v\u00e9nale de ses immeubles : de 444,6 \u00e0 643,9 millions. La pand\u00e9mie de Covid-19 n'a gu\u00e8re affect\u00e9 les revenus locatifs du fonds : Selon le Credit Suisse, 0,02% des revenus locatifs ont \u00e9t\u00e9 exon\u00e9r\u00e9s au cours de l'exercice \u00e9coul\u00e9. La distribution du fonds reste inchang\u00e9e \u00e0 3,90 CHF.<\/p>\n<p>La performance du fonds au cours de l'exercice 2019\/20 a \u00e9t\u00e9 de 24,2%, alors que l'indice de r\u00e9f\u00e9rence SXI Real Estate Funds Broad a affich\u00e9 une performance de 8,2%.<\/p>\n<p>En raison de l'environnement de march\u00e9 toujours attractif pour l'immobilier logistique, nous \u00e9tudions la r\u00e9alisation d'une \u00e9mission dans une fourchette de 130 \u00e0 180 millions pour le premier trimestre 2021, indique la direction du fonds. En mars 2020, le fonds avait d\u00e9j\u00e0 augment\u00e9 ses fonds propres de 107,1 millions.<\/p>\n<h2>CS REF Siat avec 6,0% Rendement des placements<\/h2>\n<p>Au 30 septembre 2020, le Credit Suisse Real Estate Fund Siat (CS REF Siat) d\u00e9tient des immeubles d'une valeur v\u00e9nale de 3,48 millions (ann\u00e9e pr\u00e9c\u00e9dente : 3,30 millions). Lors de l'\u00e9mission en septembre 2020, le fonds a re\u00e7u de nouveaux capitaux \u00e0 hauteur de 155,4 millions. Le rendement des placements s'est \u00e9lev\u00e9 \u00e0 6,0%, contre 7,6% l'ann\u00e9e pr\u00e9c\u00e9dente. La performance du CS REF Siat pour l'exercice 2019\/20 a \u00e9t\u00e9 de 10,3 %<\/p>\n<p>Les annulations de loyers du fonds dues \u00e0 la pand\u00e9mie de Corona s'\u00e9l\u00e8vent \u00e0 0,5% des revenus locatifs.
