Selon l'UBS, le moteur le plus puissant de l'indice de bulle de l'immobilier r\u00e9sidentiel a \u00e9t\u00e9 l'augmentation de l'encours des cr\u00e9dits hypoth\u00e9caires des m\u00e9nages, qui a progress\u00e9 de 3,2 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Certes, le taux de croissance a ainsi ralenti par rapport au trimestre pr\u00e9c\u00e9dent et a atteint sa valeur la plus basse depuis 2008, mais par rapport \u00e0 l'\u00e9volution des revenus, il s'agit de la plus forte croissance des cinq derni\u00e8res ann\u00e9es. En effet, le revenu disponible des m\u00e9nages devrait avoir diminu\u00e9 d'environ 0,5 % en 2015.<\/p>\n<p>En outre, les prix des logements en propri\u00e9t\u00e9 ont toujours eu un effet de soutien sur l'indice des bulles. Certes, les prix n'ont augment\u00e9 que de 0,5 % en valeur nominale par rapport au trimestre pr\u00e9c\u00e9dent et d'environ 2 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Mais, corrig\u00e9 de l'inflation, le taux de croissance \u00e9tait sup\u00e9rieur de pr\u00e8s d'un point de pourcentage au niveau des augmentations de prix moyennes des deux derni\u00e8res ann\u00e9es.<\/p>\n<p>En 2015, les hausses de prix des logements en propri\u00e9t\u00e9 se sont d\u00e9plac\u00e9es des centres vers la p\u00e9riph\u00e9rie. La Suisse orientale s'est distingu\u00e9e par des taux de croissance des prix extr\u00eamement \u00e9lev\u00e9s, compris entre 4 et 6 %. De plus, suite \u00e0 des hausses de prix sup\u00e9rieures \u00e0 la moyenne, Lugano a \u00e9t\u00e9 reclass\u00e9e comme r\u00e9gion \u00e0 risque et Baden comme r\u00e9gion de monitoring.<\/p>\n<p>En revanche, l'UBS a lev\u00e9 l'alerte dans les r\u00e9gions touristiques o\u00f9 l'offre exc\u00e9dentaire et le franc fort ont pes\u00e9 sur les prix des logements en propri\u00e9t\u00e9. Davos et la Haute-Engadine ont \u00e9t\u00e9 r\u00e9trograd\u00e9es de r\u00e9gions \u00e0 risque \u00e0 r\u00e9gions de surveillance au vu des baisses de prix.<\/p>\n<p>L'UBS Swiss Real Estate Bubble Index se compose de six sous-indices : Rapport entre les prix d'achat et les prix de location, rapport entre les prix des maisons et le revenu des m\u00e9nages, rapport entre les prix des maisons et l'inflation, rapport entre l'endettement hypoth\u00e9caire et le revenu, rapport entre l'activit\u00e9 de construction et le produit int\u00e9rieur brut (PIB) et part des demandes de cr\u00e9dit pour des biens immobiliers destin\u00e9s \u00e0 la location par rapport au total des demandes de cr\u00e9dit de la client\u00e8le priv\u00e9e d'UBS.
