Sur l'ensemble de l'ann\u00e9e 2020, la soci\u00e9t\u00e9 s'attend \u00e0 un impact de la pand\u00e9mie inf\u00e9rieur \u00e0 3% du revenu locatif net annuel.<\/p>\n<p>Apr\u00e8s des ann\u00e9es de forte baisse des rendements d'achat, les effets de r\u00e9\u00e9valuation ont \u00e9t\u00e9 moins importants, ajoute le communiqu\u00e9. La contribution des r\u00e9\u00e9valuations au r\u00e9sultat global s'\u00e9l\u00e8ve \u00e0 0,8 million, contre 2,0 millions l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Le b\u00e9n\u00e9fice net hors effets de r\u00e9\u00e9valuation a diminu\u00e9 d'un peu plus de 26%, soit 2,0 millions, par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, pour atteindre 5,5 millions. Le b\u00e9n\u00e9fice net, y compris les r\u00e9\u00e9valuations, a atteint 4,8 millions, soit environ 43% de moins que l'ann\u00e9e pr\u00e9c\u00e9dente. L'EBIT a recul\u00e9 de 11,9 \u00e0 8,6 millions, ce qui a entra\u00een\u00e9 une r\u00e9duction de la marge EBIT \u00e0 62,6% (ann\u00e9e pr\u00e9c\u00e9dente : 73,6%).<\/p>\n<p>En ce qui concerne le portefeuille immobilier, la soci\u00e9t\u00e9 continue de se concentrer sur les villes de Zurich et de B\u00e2le. La valeur du portefeuille a l\u00e9g\u00e8rement augment\u00e9 au cours de la p\u00e9riode sous revue, passant de 647,8 \u00e0 648,5 millions, en raison de r\u00e9\u00e9valuations. A la date de r\u00e9f\u00e9rence du 30 juin 2020, le taux de vacance s'\u00e9levait \u00e0 2,3% (ann\u00e9e pr\u00e9c\u00e9dente : 2,4%).<\/p>\n<p>En mai, SF Urban Properties a d\u00e9cid\u00e9 de vendre sa part de copropri\u00e9t\u00e9 de 50%igen dans la Badenerstrasse 425-431 \u00e0 Zurich. Le contrat de vente, d'un prix de 27,25 millions, a \u00e9t\u00e9 sign\u00e9 le 28 ao\u00fbt, selon les informations de l'entreprise.
