Les revenus locatifs fixes pond\u00e9r\u00e9s (WAULT) restent \u00e0 leur niveau de 6,5 ans.<\/p>\n<p>La valeur de march\u00e9 des immeubles - 88 objets dans 20 cantons - a augment\u00e9 \u00e0 763,4 millions de CHF au 30 juin 2020, soit une hausse de 6,3% par rapport \u00e0 l'\u00e9valuation semestrielle 2019. Le revenu net pour le premier semestre est chiffr\u00e9 \u00e0 13,2 millions, ce qui correspond \u00e0 un revenu net de 2,17 CHF par part. Le r\u00e9sultat total a augment\u00e9 de 13,2% par rapport \u00e0 l'\u00e9valuation semestrielle 2019, pour atteindre 12,4 millions.<\/p>\n<p>Les locataires principaux du portefeuille du SF Retail Properties Fund sont de grands distributeurs alimentaires comme Coop, Aldi, Lidl et Denner, ainsi que des drogueries, des pharmacies, des boulangeries et des kiosques. Ils repr\u00e9sentent une part de revenus locatifs de plus de 60% - et n'ont pas d\u00fb fermer pendant le lockdown. D'autres 15% de revenus locatifs n'ont pas \u00e9t\u00e9 touch\u00e9s par les mesures de fermeture de la Conf\u00e9d\u00e9ration, car il s'agit par exemple de bureaux, de surfaces commerciales, de parkings ou d'appartements. Jusqu'au 30 juin 2020, des accords ont \u00e9t\u00e9 conclus avec environ 95% des locataires concern\u00e9s pour un report de loyer ou une renonciation au loyer avec une prolongation simultan\u00e9e de la dur\u00e9e du contrat.<\/p>\n<h2>Le fonds SF Sustainable Property ach\u00e8te<\/h2>\n<p>Selon la direction du fonds, le SF Sustainable Property Fund n'a lui non plus gu\u00e8re \u00e9t\u00e9 influenc\u00e9 n\u00e9gativement par la pand\u00e9mie de Corona. Au premier semestre 2020, trois immeubles ont \u00e9t\u00e9 acquis pour le fonds, auxquels se sont ajout\u00e9s deux autres immeubles apr\u00e8s la date de cl\u00f4ture du bilan. Ainsi, les fonds de l'augmentation de capital de 61,9 millions ont pu \u00eatre r\u00e9investis dans un d\u00e9lai tr\u00e8s court. Les acquisitions s'\u00e9l\u00e8vent \u00e0 77,5 millions et se situent dans les cantons de Berne, des Grisons, de Saint-Gall, de Vaud et de Zurich. Selon la direction du fonds, tous les immeubles disposent d'une \u00e9valuation CECB B ou C et correspondent ainsi \u00e0 la strat\u00e9gie de durabilit\u00e9 du fonds.<\/p>\n<p>Le 1er janvier 2020, l'immeuble Via Chiasso 10 \u00e0 Biasca (TI) a en outre \u00e9t\u00e9 vendu ; deux autres ventes \u00e0 Biasca ont \u00e9t\u00e9 r\u00e9alis\u00e9es apr\u00e8s la date de cl\u00f4ture du bilan. Le taux de vacance reste stable \u00e0 7,0%. Les revenus locatifs ont augment\u00e9 de 9,8% au premier semestre par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, principalement en raison des acquisitions, pour atteindre 20,7 millions.<\/p>\n<p>Selon Swiss Finance &amp; Property Funds, l'influence de Covid-19 sur le fonds a \u00e9t\u00e9 tr\u00e8s faible jusqu'\u00e0 pr\u00e9sent en raison de la forte proportion de logements. L'analyse des risques a montr\u00e9 que 1,3% du revenu locatif net a \u00e9t\u00e9 touch\u00e9 de mani\u00e8re d\u00e9terminante par les mesures de la Conf\u00e9d\u00e9ration. Actuellement, le fonds s'attend \u00e0 des pertes de revenus locatifs inf\u00e9rieures \u00e0 0,5% du revenu locatif net.<\/p>\n<p>Au cours du second semestre 2020, le fonds souhaite poursuivre l'assainissement de son portefeuille. En outre, il veut faire avancer une r\u00e9novation compl\u00e8te dans le quartier L\u00e4ngi \u00e0 Pratteln (BL), afin de pouvoir commencer les travaux au premier semestre 2021.<\/p>\n<h2>SF Commercial Properties loue 4.000 m<\/h2>\n<p>Le fonds SF Commercial Properties a lou\u00e9 plus de 4 000 m\u00b2 au cours du premier semestre, r\u00e9duisant ainsi le taux d'inoccupation \u00e0 19,5% (19,8% au 31 d\u00e9cembre 2019). La dur\u00e9e moyenne des contrats de location est de 6,0 ans. En raison de la vente d'un immeuble au Erlenweg 3 \u00e0 Rheinfelden pour 3,5 millions et d'une l\u00e9g\u00e8re correction de 1,7 million due \u00e0 Covid-19, la valeur de march\u00e9 des 18 immeubles a baiss\u00e9 \u00e0 316,0 millions. Le rendement brut moyen reste inchang\u00e9 \u00e0 6,6%. Les revenus locatifs se sont \u00e9lev\u00e9s \u00e0 7,9 millions, contre 8,2 millions l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Jusqu'\u00e0 pr\u00e9sent, selon la direction du fonds, 29 locataires se sont adress\u00e9s \u00e0 l'Asset Management du fonds en vue d'obtenir des reports de loyer ou des r\u00e9ductions de loyer temporaires, et des accords ont \u00e9t\u00e9 conclus avec sept d'entre eux. Les n\u00e9gociations avec les autres locataires sont en cours. Le fonds a constitu\u00e9 des provisions \u00e0 hauteur de 0,7 million en raison de la pand\u00e9mie de Corona. De ce fait, le revenu net a baiss\u00e9 \u00e0 4,8 millions (ann\u00e9e pr\u00e9c\u00e9dente : 5,2 millions).<\/p>\n<p>Au cours du second semestre, la direction veut augmenter le taux d'occupation, en particulier au City Plaza Dietikon. Pour ce faire, d'autres mesures de location et de fid\u00e9lisation des locataires sont pr\u00e9vues.
