Le rendement des fonds propres (ROE) est pass\u00e9 de 6,03% \u00e0 7,54%.<\/p>\n<p>La valeur nette d'inventaire s'\u00e9l\u00e8ve \u00e0 116,00 CHF\/part au 30 juin 2020 (ann\u00e9e pr\u00e9c\u00e9dente : 112,20 CHF). Le total des produits est pass\u00e9 de 10,36 \u00e0 12,83 millions, tandis que le total des charges a augment\u00e9 de 3,73 \u00e0 4,87 millions. Le r\u00e9sultat r\u00e9alis\u00e9 est pass\u00e9 \u00e0 7,96 millions (ann\u00e9e pr\u00e9c\u00e9dente : 6,63 millions).<\/p>\n<p>Les loyers per\u00e7us par le fonds ont augment\u00e9 de 9,11 \u00e0 12,10 millions. Le taux de d\u00e9faillance des loyers a \u00e9galement augment\u00e9 au 30 juin 2020, passant de 13,96% l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 14,65%. Au 30 juin 2020, l'actif net du fonds s'\u00e9levait \u00e0 275,6 millions et l'actif total du fonds \u00e0 478,1 millions.<\/p>\n<h2>Polym\u00e8res avec 4,10% Rendement d'investissement<\/h2>\n<p>Au 30 juin 2020, le Fonds Polymen Immobilier a r\u00e9alis\u00e9 un rendement de placement calcul\u00e9 sur douze mois de 4,10%, contre 4,79% l'ann\u00e9e pr\u00e9c\u00e9dente. La valeur nette d'inventaire (VNI) \u00e9tait de 130,65 CHF\/part (ann\u00e9e pr\u00e9c\u00e9dente : 128,65 CHF). Le total des produits a augment\u00e9 de 10,90 \u00e0 11,25 millions, le total des charges a baiss\u00e9 de 7,40 \u00e0 7,28 millions. Le r\u00e9sultat r\u00e9alis\u00e9 est pass\u00e9 de 3,48 \u00e0 3,97 millions.<\/p>\n<p>Les revenus locatifs du fonds ont l\u00e9g\u00e8rement augment\u00e9, passant de 10,64 \u00e0 10,67 millions, tandis que le taux de d\u00e9faillance des loyers a atteint 5,52% (ann\u00e9e pr\u00e9c\u00e9dente : 3,59%). Au 30 juin 2020, la fortune nette du fonds s'\u00e9levait \u00e0 341 millions et la fortune totale du fonds \u00e0 475,9 millions.<\/p>\n<p>Au 1er juillet, le Polymen a lou\u00e9 une surface de pr\u00e8s de 900 m2 dans l'immeuble de la rue St-Martin 9-11 \u00e0 Lausanne. Comme l'indique Procimmo, les n\u00e9gociations avec le locataire ont \u00e9t\u00e9 conclues au d\u00e9but de l'\u00e9t\u00e9, malgr\u00e9 la pand\u00e9mie de Corona. L'immeuble sera utilis\u00e9 exclusivement \u00e0 des fins commerciales.
