Il est toutefois encore trop t\u00f4t pour tirer des conclusions d\u00e9finitives quant aux effets sur les revenus locatifs et les valeurs v\u00e9nales des biens immobiliers. La dur\u00e9e du ralentissement \u00e9conomique et les mesures politiques prises rev\u00eatent une grande importance.<\/p>\n<p>Les experts en estimations ont v\u00e9rifi\u00e9 la valeur des valeurs de march\u00e9 \u00e0 l'occasion des rapports semestriels. Il en ressort qu'il n'y a pas eu de changement de valeur majeur pour CS REF Green Property et CS REF Livingplus. Pour le CS REF Hospitality, tous les immeubles du portefeuille ont \u00e9t\u00e9 r\u00e9\u00e9valu\u00e9s au 30 juin 2020, et la valeur v\u00e9nale des immeubles a diminu\u00e9 d'environ 2,5 % par rapport \u00e0 la cl\u00f4ture annuelle au 31 d\u00e9cembre 2019.<\/p>\n<p>Au cours des six premiers mois de l'exercice en cours, le CS REF Green Property a achev\u00e9 l'immeuble d'habitation \"Le Clos des Vergers\" \u00e0 Martigny et a commenc\u00e9 le projet de construction \"Tivoli Garten\" \u00e0 Spreitenbach. Hors effets de r\u00e9\u00e9valuation, CS chiffre le rendement des placements pour les six premiers mois de l'exercice \u00e0 1,37 % (ann\u00e9e pr\u00e9c\u00e9dente : 1,85 %). Les remises de loyers accord\u00e9es en raison du lockdown pour les six premiers mois de 2020 repr\u00e9sentent, selon les indications, un total d'environ 4,23 % des recettes de loyers.<\/p>\n<h2>Importantes remises sur les loyers pour CS REF Hospitality<\/h2>\n<p>En revanche, l'\u00e9volution des revenus et des actifs de CS REF Hospitality a \u00e9t\u00e9 fortement affect\u00e9e par la pand\u00e9mie, car les revenus locatifs du fonds proviennent notamment des secteurs h\u00f4tels\/restaurants et campus\/\u00e9coles. Outre la baisse de la valeur v\u00e9nale des immeubles, des remises ont \u00e9t\u00e9 accord\u00e9es au cours du premier semestre, qui repr\u00e9sentent au total environ 21,37% des revenus locatifs. Le rendement des placements, y compris l'effet de r\u00e9\u00e9valuation, pour les six premiers mois de l'exercice 2020 s'\u00e9l\u00e8ve \u00e0 -3,14 % (ann\u00e9e pr\u00e9c\u00e9dente : +2,19 %).<\/p>\n<p>Au cours du premier semestre, l'h\u00f4tel Intercontinental \u00e0 Davos et un immeuble commercial \u00e0 Montreux ont \u00e9t\u00e9 vendus. Cinq autres immeubles ont \u00e9t\u00e9 vendus peu apr\u00e8s la fin de la p\u00e9riode sous revue. Le produit de la vente des immeubles a permis de rembourser partiellement les investisseurs \u00e0 hauteur de 10,00 CHF par part \u00e0 la fin juillet 2020.<\/p>\n<h2>CS REF Livingplus optimise le portefeuille<\/h2>\n<p>Au premier semestre, le CS REF Livingplus a r\u00e9alis\u00e9 un rendement des placements de 1,46 % sans effets de r\u00e9\u00e9valuation (ann\u00e9e pr\u00e9c\u00e9dente : 1,65 %). Au cours de la p\u00e9riode sous revue, un projet de construction d'une maison de retraite et de soins \u00e0 Kollbrunn (ZH) et un autre \u00e0 Seftigen (BE) ont \u00e9t\u00e9 acquis. Huit immeubles plus petits et plus anciens ont \u00e9t\u00e9 vendus. La performance du fonds a \u00e9t\u00e9 de 8,5% sur la p\u00e9riode. Les remises de loyers repr\u00e9sentent au total environ 5,36% des revenus locatifs.<\/p>\n<h2>CS REF Global et CS REF International : le rendement des placements baisse<\/h2>\n<p>Selon le Credit Suisse, les deux fonds immobiliers investissant \u00e0 l'international ont jusqu'\u00e0 pr\u00e9sent plut\u00f4t bien travers\u00e9 la pand\u00e9mie. Cependant, malgr\u00e9 une large couverture des risques de change, le franc fort a fait baisser le rendement des placements. Pour le CS REF International, il s'est \u00e9lev\u00e9 \u00e0 0,061 TTP3T (ann\u00e9e pr\u00e9c\u00e9dente : 1,63 1 TTP3T), pour le CS REF Global \u00e0 0,761 TTP3T (ann\u00e9e pr\u00e9c\u00e9dente : 1,41 1 TTP3T).<\/p>\n<p>Au cours du premier semestre, CS REF International a achet\u00e9 un immeuble \u00e0 Cracovie et vendu un bien \u00e0 Dublin, avec un b\u00e9n\u00e9fice important selon ses propres dires. A la date de r\u00e9f\u00e9rence du 30 juin 2020, le fonds a accord\u00e9 des remises de loyer \u00e0 hauteur de 0,1 million en raison de la pand\u00e9mie, ce qui correspond \u00e0 0,05% des revenus locatifs.<\/p>\n<p>Le revenu net du fonds a augment\u00e9 de 56,6 \u00e0 60,2 millions, notamment en raison de la r\u00e9duction du taux de d\u00e9faillance des loyers \u00e0 4,93% (contre 9,42 % l'ann\u00e9e pr\u00e9c\u00e9dente). Au 30 juin 2020, les valeurs de march\u00e9 du portefeuille, sans tenir compte des effets de change, s'\u00e9levaient \u00e0 0,37%, soit l\u00e9g\u00e8rement moins qu'\u00e0 la cl\u00f4ture annuelle du 31 d\u00e9cembre 2019.<\/p>\n<p>Le CS REF Global a \u00e9galement r\u00e9duit le taux de d\u00e9faillance des loyers au cours du premier semestre, passant de 7,19% l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 4,82%. A la date de r\u00e9f\u00e9rence du 30 juin 2020, aucune remise de loyer n'a \u00e9t\u00e9 n\u00e9cessaire dans le portefeuille.
