Le revenu locatif cible (annualis\u00e9) s'\u00e9l\u00e8ve \u00e0 41,9 millions. C'est 7% de plus qu'\u00e0 la fin de 2019 ou une augmentation de 42% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Les revenus locatifs ont augment\u00e9 de 40% pour atteindre 18,1 millions en un an (ann\u00e9e pr\u00e9c\u00e9dente : 12,9 millions). Selon l'Helvetica, la raison de cette augmentation est principalement due aux acquisitions. Le fonds a acquis six immeubles \u00e0 Ittigen, Lyssach, Triengen, Gwatt-Thun, Rorschach et Bischofszell au second semestre 2019, et deux immeubles \u00e0 Frauenfeld au premier semestre 2020. Depuis le 1er mai, un bien immobilier \u00e0 Versoix, dont le revenu locatif annuel cible est de 1,4 million, a \u00e9t\u00e9 ajout\u00e9 au portefeuille. Au premier semestre 2020, le bien a apport\u00e9 un revenu locatif d'environ 0,2 million pendant deux mois. Le taux d'occupation au 30 juin 2020 \u00e9tait de 94,4% (31 d\u00e9cembre 2019 : 94,1% ; 30 juin 2019 : 93,6%).<\/p>\n<p>Le revenu net du Fonds HSC a augment\u00e9 de 44%, passant de 8,9 \u00e0 12,8 millions par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. L'\u00e9valuation du portefeuille a donn\u00e9 lieu \u00e0 un gain non r\u00e9alis\u00e9 de 2,6 millions (ann\u00e9e pr\u00e9c\u00e9dente : 2,9 millions). Le revenu total du premier semestre 2020 s'est \u00e9lev\u00e9 \u00e0 13,3 millions - une augmentation de 21% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (11,0 millions).<\/p>\n<p>Le total des actifs du fonds au 30 juin 2020 s'\u00e9l\u00e8ve \u00e0 703,4 millions (31.12.2019 : 654,7 millions). La valeur du portefeuille immobilier a augment\u00e9, passant de 628,9 millions \u00e0 la fin de 2019 \u00e0 678,4 millions d\u00e9sormais.<\/p>\n<h2>Impact \"g\u00e9rable\" de la pand\u00e9mie<\/h2>\n<p>L'impact de la pand\u00e9mie de Corona sur les revenus locatifs du Fonds HSC est actuellement g\u00e9rable et inf\u00e9rieur aux hypoth\u00e8ses d'avril 2020, indique Helvetica. Le fonds dispose d'environ 24% d'espace de vente dans le secteur alimentaire ou non alimentaire, dont environ un quart d'espace alimentaire qui n'a pas \u00e9t\u00e9 affect\u00e9 par le verrouillage ou qui ne l'a \u00e9t\u00e9 que dans une mesure tr\u00e8s limit\u00e9e. Parmi les espaces non alimentaires, 78% des revenus locatifs provenaient de \"locataires plut\u00f4t solvables, \u00e0 caract\u00e8re collectif et avec des dur\u00e9es de bail plus longues\".<\/p>\n<p>Si le Fonds HSC devait faire une proposition \u00e0 tous les locataires concern\u00e9s par Covid-19 - ind\u00e9pendamment d'une demande l\u00e9gale - qui serait conforme au nouveau cadre l\u00e9gal, il y aurait un besoin de provisionnement unique d'environ 1,6 million pour le r\u00e9sultat annuel 2020 au niveau du fonds global. Ajust\u00e9 pour les locations qui n'ont pas droit \u00e0 une r\u00e9duction de loyer selon le nouveau cadre l\u00e9gal attendu (c'est-\u00e0-dire les loyers sup\u00e9rieurs \u00e0 20 000 francs par mois), le besoin de provisionnement ne serait que d'environ 0,5 million, ce qui a \u00e9t\u00e9 pris en compte dans les comptes semestriels 2020. Cela repr\u00e9senterait environ 1,3% du revenu locatif annuel cible total du fonds.<\/p>\n<h2>Acquisition \u00e0 Arbon<\/h2>\n<p>Helvetica annonce \u00e9galement que le Fonds HSC a repris un immeuble commercial \u00e0 usage mixte et \u00e0 haut rendement \u00e0 Arbon d'une valeur de 26,2 millions avec effet r\u00e9troactif au 1er juillet. La propri\u00e9t\u00e9 est situ\u00e9e dans un \"endroit tr\u00e8s bien d\u00e9velopp\u00e9 et tr\u00e8s fr\u00e9quent\u00e9 par les entreprises, non loin de l'autoroute\" et offre une surface locative de pr\u00e8s de 22 500 m\u00b2. Selon les informations, le revenu locatif annuel cible s'\u00e9l\u00e8ve \u00e0 environ 1,4 million, le taux d'occupation est de 99%. La valeur du portefeuille immobilier a augment\u00e9 \u00e0 environ 705 millions suite \u00e0 l'acquisition.<\/p>\n<p>Gr\u00e2ce \u00e9galement aux acquisitions \u00e0 Versoix et Arbon, la direction du fonds s'attend \u00e0 une augmentation significative des revenus locatifs pour le second semestre par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente. Une autre augmentation de capital est pr\u00e9vue en septembre ; le produit de l'\u00e9mission sera utilis\u00e9 pour d\u00e9velopper le portefeuille immobilier.
