Les revenus de cet immeuble et des projets de d\u00e9veloppement achev\u00e9s compenseront les pertes dues \u00e0 la faillite de Rohner AG \u00e0 Pratteln et au d\u00e9part de Decathlon \u00e0 Dietikon, indique Hiag.<\/p>\n<p>Selon les informations fournies, l'impact de la pand\u00e9mie de Corona sur les revenus fonciers per\u00e7us s'est \u00e9lev\u00e9 \u00e0 0,8% des revenus fonciers annualis\u00e9s au premier semestre 2020, qui se sont \u00e9lev\u00e9s \u00e0 58,9 millions (31 d\u00e9cembre 2019 : 58,7 millions). En outre, des remises de loyers d'un montant total de 0,1 million auraient \u00e9t\u00e9 convenues et 0,4 million auraient \u00e9t\u00e9 comptabilis\u00e9s dans le compte de r\u00e9sultat en lien avec la loi COVID-19 sur les baux commerciaux en pr\u00e9paration pour des cr\u00e9ances de loyers non pay\u00e9s ou d\u00e9j\u00e0 pay\u00e9s.<\/p>\n<p>Le taux de vacance est pass\u00e9 de 16,2% fin 2019 \u00e0 15,5%. La dur\u00e9e moyenne pond\u00e9r\u00e9e de location restante (WAULT) est de 8,7 ans (8,9 ans au 31 d\u00e9cembre 2019). Fin juin 2020, le portefeuille total se composait de 118 immeubles avec une valeur de portefeuille de 1,62 milliard (31.12.2019 : 1,57 milliard). Au cours de la p\u00e9riode sous revue, Hiag a acquis dans la zone industrielle de Bussigny (VD) un site de d\u00e9veloppement d'environ 22 300 m\u00b2 pr\u00e9sentant un potentiel pour des utilisations commerciales, logistiques et de bureaux.<\/p>\n<h2>Le portefeuille de d\u00e9veloppement se compose de plus de 60 projets<\/h2>\n<p>En raison de la conclusion de nouveaux contrats et de l'avancement du d\u00e9veloppement, les effets des r\u00e9\u00e9valuations s'\u00e9l\u00e8veraient \u00e0 17,7 millions au premier semestre, contre -26,0 millions l'ann\u00e9e pr\u00e9c\u00e9dente, indique encore Hiag. Les effets n\u00e9gatifs de l'ann\u00e9e pr\u00e9c\u00e9dente seraient principalement dus \u00e0 la faillite de Rohner AG Pratteln. Le taux d'actualisation moyen pond\u00e9r\u00e9 pour l'ensemble du portefeuille a l\u00e9g\u00e8rement diminu\u00e9, passant de 3,94% (31.12.2019) \u00e0 3,90%. Dans l'ensemble, le r\u00e9sultat immobilier serait grev\u00e9 par des co\u00fbts d'exploitation ult\u00e9rieurs pour Hiag Data et le site Rohner \u00e0 Pratteln d'un montant total de 6,2 millions.<\/p>\n<p>Le portefeuille de d\u00e9veloppement d'Hiag comportait \u00e0 la date de r\u00e9f\u00e9rence plus de 60 projets repr\u00e9sentant une surface utile d'environ 740.000 m\u00b2. Selon les indications de l'entreprise, le volume d'investissement attendu sans autres acquisitions s'\u00e9l\u00e8ve \u00e0 environ 2,7 milliards, dont environ 2,0 milliards devraient \u00eatre investis au cours des dix prochaines ann\u00e9es. Cinq projets enti\u00e8rement lou\u00e9s sont en cours de construction, avec un revenu foncier annualis\u00e9 apr\u00e8s ach\u00e8vement d'environ 4,3 millions, poursuit Hiag. En outre, 13 autres projets de d\u00e9veloppement devraient \u00eatre r\u00e9alis\u00e9s au cours des trois prochaines ann\u00e9es, avec une surface utile d'environ 120.000 m\u00b2 et des investissements d'environ 339 millions. Le revenu foncier annualis\u00e9 attendu apr\u00e8s l'ach\u00e8vement et la location compl\u00e8te de ces projets s'\u00e9l\u00e8ve \u00e0 environ 23,3 millions, les recettes de vente attendues sont d'environ 73 millions.<\/p>\n<p>Pour le deuxi\u00e8me semestre, Hiag s'attend \u00e0 une nouvelle r\u00e9duction du taux de vacance dans le portefeuille existant d'au moins un point de pourcentage. L'objectif annonc\u00e9 d'augmenter le revenu foncier annualis\u00e9 pour l'exercice 2020 est maintenu, selon la soci\u00e9t\u00e9 immobili\u00e8re.<\/p>\n<p>Le r\u00e9sultat op\u00e9rationnel du segment immobilier au second semestre 2020 devrait d\u00e9passer la valeur comparative du premier semestre.
