Pour l'ensemble de l'ann\u00e9e, l'entreprise se voit \"parfaitement positionn\u00e9e\" gr\u00e2ce \u00e0 son portefeuille de grande qualit\u00e9, \u00e0 un faible taux de vacance et \u00e0 une structure de capital solide.<\/p>\n<p>L'affectation principale comprend des surfaces de bureaux et la diversification des locataires est tr\u00e8s large. Chez PSP Swiss Property, on est convaincu que les projets de d\u00e9veloppement, pour la plupart d\u00e9j\u00e0 bien lou\u00e9s, g\u00e9n\u00e9reront une croissance suppl\u00e9mentaire. De plus, la soci\u00e9t\u00e9 dispose d'une base de fonds propres solide et de sources de financement suffisantes.<\/p>\n<p>Pour l'exercice 2020, PSP confirme donc un Ebitda sans les r\u00e9sultats immobiliers d'environ 260 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 256,1 millions). En ce qui concerne le taux de vacance, l'entreprise s'attend \u00e0 un taux plus bas d'environ 3% \u00e0 la fin de l'ann\u00e9e 2020, alors que la pr\u00e9vision \u00e9tait jusqu'\u00e0 pr\u00e9sent d'environ 3,5%.<\/p>\n<h2>B\u00e9n\u00e9fice en baisse, revenus fonciers en hausse<\/h2>\n<p>Au premier semestre 2020, PSP Swiss Property a enregistr\u00e9 un b\u00e9n\u00e9fice de 98,3 millions sans les r\u00e9sultats des immeubles. C'est 17,1 millions ou presque 15% de moins qu'\u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente (115,3 millions). La raison de ce recul serait des effets uniques positifs au premier semestre 2019, lorsque la baisse des taux d'imposition sur les b\u00e9n\u00e9fices dans les cantons de B\u00e2le-Ville et de Gen\u00e8ve a entra\u00een\u00e9 une dissolution d'imp\u00f4ts latents d'un total de 58 millions, dont 21,6 millions ont eu un effet positif sur le b\u00e9n\u00e9fice hors r\u00e9sultats immobiliers. Le b\u00e9n\u00e9fice par action hors r\u00e9sultat des immeubles s'\u00e9l\u00e8ve \u00e0 2,14 CHF, contre 2,51 CHF l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Le b\u00e9n\u00e9fice net a atteint 121,8 millions, soit 137,0 millions ou 53% de moins que l'ann\u00e9e pr\u00e9c\u00e9dente (258,8 millions). Ici aussi, la raison r\u00e9side dans les effets positifs de l'ann\u00e9e pr\u00e9c\u00e9dente. Outre les effets fiscaux de l'ann\u00e9e pr\u00e9c\u00e9dente, la revalorisation du portefeuille a \u00e9t\u00e9 nettement plus faible au premier semestre 2020 (31,1 millions) qu'au premier semestre 2019 (124,7 millions). En outre, PSP a enregistr\u00e9 au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente un r\u00e9sultat de 15,0 millions provenant de la vente de deux immeubles de placement. Le b\u00e9n\u00e9fice par action s'\u00e9l\u00e8ve \u00e0 2,66 CHF (ann\u00e9e pr\u00e9c\u00e9dente : 5,64 CHF).<\/p>\n<p>Les revenus immobiliers ont augment\u00e9 de 1,7 million pour atteindre 146,7 millions (ann\u00e9e pr\u00e9c\u00e9dente : 145,0 millions), bien que des remises de loyers d'un montant de 2,3 millions aient \u00e9t\u00e9 enregistr\u00e9es au deuxi\u00e8me trimestre en relation avec le lockdown, indique PSP Swiss Property. Sur un total d'environ 2300 locataires, quelque 220 ont \u00e9t\u00e9 directement touch\u00e9s par la fermeture ordonn\u00e9e de leurs \u00e9tablissements, indique PSP Swiss Property. Jusqu'\u00e0 fin juin 2020, 350 locataires auraient demand\u00e9 un report de paiement ou une adaptation de leur loyer. Les cr\u00e9ances de loyers impay\u00e9es dues au lockdown s'\u00e9levaient \u00e0 5,2 millions au 30 juin 2020. La loi pr\u00e9vue, qui exige une r\u00e9duction de loyer a posteriori de 60% en faveur des locataires touch\u00e9s par le lockdown, entra\u00eenerait des remises de loyer estim\u00e9es \u00e0 environ 0,7 million suppl\u00e9mentaire au total, poursuit PSP.<\/p>\n<h2>La valeur du portefeuille immobilier augmente<\/h2>\n<p>La valeur au bilan de l'ensemble du portefeuille s'\u00e9levait \u00e0 8,127 milliards de CHF \u00e0 la date de cl\u00f4ture fin juin (fin 2019 : 7,982 milliards). Selon les indications de l'entreprise, la r\u00e9\u00e9valuation des biens immobiliers a entra\u00een\u00e9 une revalorisation de 31,1 millions. Sur ce montant, 26,4 millions ont \u00e9t\u00e9 attribu\u00e9s au portefeuille de placements et 4,7 millions aux terrains et immeubles en d\u00e9veloppement. Selon PSP, la revalorisation r\u00e9sulte principalement de la baisse du taux d'actualisation (nominal 3,29% contre 3,32% fin 2019) ainsi que de diverses locations et de la r\u00e9duction du taux de vacance. En revanche, des pr\u00e9visions de revenus plus prudentes en lien avec la pand\u00e9mie de Covid-19 auraient eu un effet ponctuel de d\u00e9pr\u00e9ciation.<\/p>\n<p>Fin juin 2020, le taux de vacance \u00e9tait de 3,4% (fin 2019 : 3,5%). 0,6 point de pourcentage de ce taux est imputable aux travaux de r\u00e9novation en cours, pr\u00e9cise PSP. Sur les baux d'une valeur de 31,7 millions arrivant \u00e0 \u00e9ch\u00e9ance en 2020, 92% ont d\u00e9j\u00e0 \u00e9t\u00e9 renouvel\u00e9s. Le \"wault\" (weighted average unexpired lease term) de l'ensemble du portefeuille \u00e9tait de 4,1 ans. Le Wault des dix plus grands locataires, qui contribuent \u00e0 environ 30% des revenus locatifs, \u00e9tait de 5,8 ans.<\/p>\n<p>Fin juin 2020, les fonds propres par action (Net Asset Value ; NAV) s'\u00e9levaient \u00e0 96,07 CHF ; un dividende de 3,60 CHF\/action a \u00e9t\u00e9 vers\u00e9 le 17 avril de cette ann\u00e9e (fin 2019 : 97,02 CHF). La NAV avant d\u00e9duction des imp\u00f4ts diff\u00e9r\u00e9s s'\u00e9levait \u00e0 115,23 CHF (fin 2019 : 115,82 CHF).<\/p>","protected":false},"excerpt":{"rendered":"<p>Selon les indications de l'entreprise, le r\u00e9sultat semestriel de PSP Swiss Property n'est que peu influenc\u00e9 par le lockdown.
