Selon les pr\u00e9visions de l'UBS, l'indice de bulle immobili\u00e8re devrait m\u00eame faire un saut marginal dans la zone de bulle au cours du trimestre suivant.<\/p>\n<p>Outre la baisse des revenus dans un contexte de forte r\u00e9cession, la hausse des prix des logements en propri\u00e9t\u00e9 contribuerait \u00e0 cette nette augmentation. Corrig\u00e9s de l'inflation, les prix des maisons individuelles ont grimp\u00e9 de pr\u00e8s de 4% au deuxi\u00e8me trimestre par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Il s'agit de la plus forte hausse depuis 2013, \u00e9crivent les chercheurs d'UBS.<\/p>\n<p>Certes, l'\u00e9conomie suisse a enregistr\u00e9 au premier semestre le plus fort recul de ces 40 derni\u00e8res ann\u00e9es, mais une forte reprise est attendue pour le second semestre. Selon UBS, cela a pour cons\u00e9quence que l'estimation du risque de bulle immobili\u00e8re pour le march\u00e9 suisse des logements en propri\u00e9t\u00e9, bas\u00e9e sur un mod\u00e8le, varie fortement.<\/p>\n<p>UBS estime que, m\u00eame sans correction des prix des logements en propri\u00e9t\u00e9, le niveau de l'indice se stabilisera d'ici fin 2021 \u00e0 celui de la pand\u00e9mie Corona. Les chercheurs supposent toutefois que le revenu par m\u00e9nage fin 2021 sera presque identique \u00e0 celui de fin 2019, que le taux d'augmentation des prix des logements en propri\u00e9t\u00e9 s'affaiblira et que les loyers continueront \u00e0 baisser l\u00e9g\u00e8rement. La croissance du volume des hypoth\u00e8ques devrait l\u00e9g\u00e8rement ralentir par rapport \u00e0 2019.<\/p>\n<p>Ainsi, la crise de Corona ne devrait faire grimper les d\u00e9s\u00e9quilibres sur le march\u00e9 de l'immobilier que temporairement. Les experts d'UBS soulignent toutefois que les prix \u00e9lev\u00e9s sur le march\u00e9 suisse de l'immobilier ne sont pas compatibles avec un mode de crise prolong\u00e9 de l'\u00e9conomie. Des hausses de prix persistantes dans l'ordre de grandeur actuel ne seraient pas durables au vu de la baisse des revenus.<\/p>\n<p>Les d\u00e9s\u00e9quilibres r\u00e9gionaux les plus importants en termes de rapport prix-revenu, de rapport prix-loyer et d'\u00e9volution \u00e0 long terme des prix des logements en propri\u00e9t\u00e9 sont toujours observ\u00e9s par le Bubble Index sur les rives
