Parall\u00e8lement, la faiblesse des taux d'int\u00e9r\u00eat<br \/>\nLe taux d'occupation des h\u00f4tels a entra\u00een\u00e9 une forte demande de reports et de remises de loyers. Selon les donn\u00e9es, celles-ci s'\u00e9l\u00e8vent \u00e0 19,6% du loyer annuel net th\u00e9orique \u00e0 la date de r\u00e9f\u00e9rence du 15 juin 2020.<\/p>\n<p>Compte tenu de la r\u00e9duction des revenus, la distribution pour l'exercice 2020 sera inf\u00e9rieure \u00e0 celle de l'ann\u00e9e pr\u00e9c\u00e9dente. On s'attend \u00e0 un montant par part compris entre 2,50 CHF et 2,80 CHF, contre 3,40 CHF par part l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Par ailleurs, Credit Suisse Asset Management annonce qu'avec l'\u00e9tablissement du rapport semestriel pour le fonds, tous les biens immobiliers dans le<br \/>\nportefeuille a \u00e9t\u00e9 r\u00e9\u00e9valu\u00e9. Par rapport \u00e0 la cl\u00f4ture annuelle au 31 d\u00e9cembre 2019, la valeur v\u00e9nale a diminu\u00e9 d'environ 2,5%, notamment en raison de l'augmentation des taux d'actualisation pour les immeubles h\u00f4teliers et de la baisse partielle des revenus locatifs. Le rapport semestriel non r\u00e9vis\u00e9 sera publi\u00e9 fin ao\u00fbt.<\/p>\n<h2>Finalisation de la vente du portefeuille d'h\u00f4tels<\/h2>\n<p><a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/cs-ref-hospitality-verkauft-hotelportfolio\/\">La vente d'un portefeuille d'h\u00f4tels dans les r\u00e9gions alpines \u00e0 la filiale d'Aevis-Victoria Swiss Hotel Properties AG (anciennement Swiss Hospitality Properties AG), annonc\u00e9e en 2019, a \u00e9t\u00e9 conclue entre-temps.<\/a>Les transferts de propri\u00e9t\u00e9 ont eu lieu. Toutefois, il a \u00e9t\u00e9 convenu que le Swiss Holiday Park de Morschach resterait dans le portefeuille du CS REF Hospitality, pr\u00e9cise la direction du fonds.<\/p>\n<p>Six immeubles ont donc \u00e9t\u00e9 vendus : l'h\u00f4tel Intercontinental (sans les r\u00e9sidences) \u00e0 la Baslerstrasse 9 \u00e0 Davos Dorf, le Welcome Hotel avec les maisons du personnel A et B \u00e0 la Kantonsstrasse \u00e0 T\u00e4sch, et \u00e0 Zermatt, le fonds se s\u00e9pare de l'h\u00f4tel Le Mont Cervin Palace \u00e0 la Bahnhofstrasse 31, du Petit Cervin \u00e0 la Hofmattstrasse 12 ainsi que de la Villa Margherita \u00e0 la Bahnhofstrasse 29. Par ailleurs, les b\u00e2timents D et E de la Seilerhaus, situ\u00e9s \u00e0 la Bahnhofstrasse 50 et 52 \u00e0 Zermatt, sont c\u00e9d\u00e9s \u00e0 la filiale d'Aevis-Victoria.<\/p>\n<p>Un remboursement partiel de 10,00 CHF par part sera effectu\u00e9 \u00e0 partir du produit de la vente, indique la direction du fonds. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Le Credit Suisse Real Estate Fund Hospitality (CS REF Hospitality) subit les effets de la pand\u00e9mie de Covid 19.
