La valeur des immeubles g\u00e9r\u00e9s directement a d\u00e9pass\u00e9 le milliard de CHF (1,03 milliard contre 967,64 millions l'ann\u00e9e pr\u00e9c\u00e9dente) gr\u00e2ce \u00e0 deux acquisitions, pr\u00e9cise le fonds. Les revenus locatifs ont augment\u00e9 de 49,56 \u00e0 50,65 millions.<\/p>\n<p>Un b\u00e2timent administratif construit en 2013 a \u00e9t\u00e9 acquis dans le Terre Bonne Business Park \u00e0 Eysins, pr\u00e8s de Nyon (VD). Selon les indications, le prix d'achat s'est \u00e9lev\u00e9 \u00e0 pr\u00e8s de 25 millions. Le locataire unique est une \"entreprise de grande qualit\u00e9 active dans le domaine m\u00e9dical et pharmaceutique\". Le fonds a \u00e9galement achet\u00e9 un b\u00e2timent commercial datant de 2004 pour une valeur de 5,2 millions. Selon Bonh\u00f4te-Immobilier, l'objet est tr\u00e8s bien situ\u00e9 \u00e0 Gland (VD), au chemin du Riant-Coteau 5, et est lou\u00e9 \u00e0 six utilisateurs. Le contrat de vente contient un droit de pr\u00e9emption en faveur de Bonh\u00f4te-Immobilier pour l'acquisition de l'immeuble voisin.<\/p>\n<p>Le fonds romand est principalement investi dans les cantons de Vaud, Gen\u00e8ve et Neuch\u00e2tel, mais d\u00e9tient \u00e9galement des immeubles \u00e0 Fribourg, dans le Jura et en Valais. Les revenus locatifs proviennent pour pr\u00e8s des trois quarts de logements et pour un cinqui\u00e8me de locaux commerciaux ou de bureaux. A l'avenir, le fonds souhaite \u00e9galement s'orienter vers des r\u00e9gions de Suisse al\u00e9manique, car certains cantons offrent des taux d'imposition avantageux pour les investisseurs.<\/p>\n<h2>Des rendements en baisse \u00e0 cause de Covid-19 ?<\/h2>\n<p>Suite \u00e0 la pand\u00e9mie de Covid 19, le fonds s'attend \u00e0 une baisse des loyers et de l'\u00e9valuation des biens immobiliers. En raison de la baisse des moyens financiers, il faut s'attendre \u00e0 ce que les membres d'une famille qui ne peuvent plus se permettre de payer plusieurs loyers d\u00e9m\u00e9nagent ensemble. Le ralentissement de l'immigration li\u00e9 aux restrictions de mobilit\u00e9 aura \u00e9galement un impact n\u00e9gatif sur la demande de logements. Parall\u00e8lement, l'environnement est d\u00e9j\u00e0 marqu\u00e9 par une offre exc\u00e9dentaire ; plus de 70.000 logements vacants seraient actuellement sur le march\u00e9. En l'absence d'alternatives d'investissement, les investisseurs devraient \u00eatre pr\u00eats \u00e0 accepter des rendements plus faibles, pr\u00e9voit le fonds.<\/p>\n<p>Toutefois, l'incertitude r\u00e8gne actuellement dans l'immobilier commercial, en particulier dans le commerce de d\u00e9tail, l'h\u00f4tellerie et en partie aussi dans les surfaces de bureaux. Des facteurs tels que la fermeture d'entreprises ou l'optimisation des surfaces, par exemple par le home office, laissent pr\u00e9sager une augmentation des changements de locataires et donc beaucoup de travail lors de la relocation dans les ann\u00e9es \u00e0 venir, selon le Bonh\u00f4te-Immobilier.<\/p>\n<p>Pour les locataires de locaux commerciaux concern\u00e9s par les fermetures ordonn\u00e9es par les autorit\u00e9s, le fonds a suspendu les loyers pour les mois d'avril et de mai. Il s'agit maintenant d'\u00e9tablir des plans de paiement pour les loyers suspendus d'une dur\u00e9e maximale de six mois et jusqu'\u00e0 fin d\u00e9cembre 2020 au plus tard.
