En milieu d'ann\u00e9e, cette stagnation ainsi que le transfert des immeubles du quartier Mattenhof \u00e0 Kriens dans le portefeuille d'investissement entra\u00eeneront probablement un taux de vacance de l'ordre de 5,5%, pr\u00e9voit l'entreprise. Fin d\u00e9cembre 2019, le taux de vacance \u00e9tait encore de 3,8%.<\/p>\n<p>En revanche, la dynamique du march\u00e9 du logement n'a gu\u00e8re diminu\u00e9.<br \/>\navril, le dernier appartement a \u00e9t\u00e9 lou\u00e9, selon Mobimo. La demande de logements en propri\u00e9t\u00e9 par \u00e9tage et le d\u00e9veloppement pour des tiers n'ont pas non plus connu de baisse, a-t-il ajout\u00e9. Selon les informations fournies, les travaux de construction des 30 appartements en copropri\u00e9t\u00e9 \u00e0 Meggen ont d\u00e9but\u00e9 en mai. Sur ce total, 40% des appartements et 100% des surfaces commerciales auraient d\u00e9j\u00e0 \u00e9t\u00e9 r\u00e9serv\u00e9s.<\/p>\n<h2>Pertes de revenus locatifs attendues : \"montant sup\u00e9rieur, \u00e0 un chiffre, en millions\".<\/h2>\n<p>Selon Mobimo, les pertes de revenus locatifs dues \u00e0 Corona s'\u00e9l\u00e8veront vraisemblablement \u00e0 un montant \u00e0 un chiffre dans le haut de la fourchette. Ce montant ne comprend qu'une petite partie des remises d\u00e9j\u00e0 r\u00e9gl\u00e9es de mani\u00e8re d\u00e9finitive. Il comprend principalement des accords futurs, conclus dans le cadre de n\u00e9gociations en cours, pr\u00e9cise l'entreprise.<\/p>\n<p>Le portefeuille de placement de la soci\u00e9t\u00e9 immobili\u00e8re se compose de 59 immeubles commerciaux, 41 immeubles d'habitation et d'une valeur de march\u00e9 de 2,6 milliards de CHF. Les immeubles d'habitation repr\u00e9sentent 47% de la valeur du portefeuille de placement et contribuent \u00e0 hauteur de 39% aux revenus locatifs. Comme les logements se situent pour la plupart dans le segment de prix moyen \u00e0 bas, Mobimo ne s'attend gu\u00e8re \u00e0 ce que la crise de la Corona ait des r\u00e9percussions sur le portefeuille r\u00e9sidentiel.<\/p>\n<h2>Remises sur les loyers pour les restaurateurs et les petites entreprises<\/h2>\n<p>Un peu plus de 20% des revenus locatifs des objets de placement sont g\u00e9n\u00e9r\u00e9s par Mobimo avec des types d'utilisation tels que le commerce de d\u00e9tail, l'h\u00f4tellerie et la restauration. Selon la soci\u00e9t\u00e9 immobili\u00e8re, c'est surtout le domaine de l'h\u00f4tellerie et de la restauration (10% des revenus locatifs) qui a \u00e9t\u00e9 fortement touch\u00e9 par le lockdown. En ce qui concerne le commerce de d\u00e9tail (11%), le lockdown a surtout affect\u00e9 les entreprises non alimentaires, qui repr\u00e9sentent environ 80% de la cat\u00e9gorie. Entre-temps, les entreprises ont rouvert presque partout.<\/p>\n<p>Les locataires commerciaux dont le loyer net est inf\u00e9rieur \u00e0 5 000 CHF et dont la r\u00e9ouverture est pr\u00e9vue pour le 27 avril 2020 b\u00e9n\u00e9ficieront d'une remise sur le loyer des mois d'avril et de mai. Les restaurateurs des grands quartiers b\u00e9n\u00e9ficieront \u00e9galement d'une remise de loyer de deux mois, tout comme les restaurants ou caf\u00e9s des autres immeubles dont le loyer est inf\u00e9rieur \u00e0 5 000 CHF. Des accords individuels seraient n\u00e9goci\u00e9s avec les locataires de surfaces plus importantes.<\/p>\n<p>Le 31 juillet, Mobimo publiera ses r\u00e9sultats semestriels. L'entreprise fera alors des d\u00e9clarations plus compl\u00e8tes sur les effets de la crise de Corona.
