Il est toutefois encore trop t\u00f4t pour tirer des conclusions d\u00e9finitives sur les effets sur les revenus locatifs et les valeurs v\u00e9nales des immeubles.<\/p>\n<p>Par rapport \u00e0 la cl\u00f4ture annuelle au 30 septembre 2019, aucun des quatre fonds immobiliers - CS 1a Immo PK, CS REF Logisticsplus, CS REF Interswiss et CS REF Siat - n'a connu de variation de valeur importante \u00e0 la fin du semestre (30 mars 2020). Certaines \u00e9volutions n\u00e9gatives s'opposent \u00e0 des changements positifs et \u00e0 des potentiels. Les valeurs de march\u00e9 des immeubles ont \u00e9t\u00e9 confirm\u00e9es. Pour les prochaines cl\u00f4tures semestrielles au 30 juin 2020, nous souhaitons \u00e9galement faire v\u00e9rifier la valeur de march\u00e9 des immeubles.<\/p>\n<h2>CS 1a Immo PK avec des achats suppl\u00e9mentaires<\/h2>\n<p>Au cours des six premiers mois de l'exercice 2019\/20, le Credit Suisse 1a Immo PK (CS 1a Immo PK) a acquis un immeuble commercial \u00e0 Gen\u00e8ve et un autre \u00e0 Lausanne. Le rendement des placements, hors effets de r\u00e9\u00e9valuation, serait pass\u00e9 de 1,67% \u00e0 1,69% durant la p\u00e9riode sous revue. La d\u00e9claration de la situation exceptionnelle en Suisse et la fermeture de restaurants et de nombreux magasins qui en d\u00e9coule n'ont affect\u00e9 que deux semaines de la p\u00e9riode sous revue. Au 1er mai 2020, les pertes de loyers et les reports de loyers dans le fonds s'\u00e9levaient \u00e0 2,12% du loyer annuel net th\u00e9orique.<\/p>\n<h2>CS REF Logisticsplus : Cotation pr\u00e9vue<\/h2>\n<p>Le Credit Suisse Real Estate Fund LogisticsPlus (CS REF Logisticsplus) a augment\u00e9 son capital de 107,1 millions de CHF en mars 2020. Un projet de construction \u00e0 Zell (LU), un immeuble de production \u00e0 Kirchberg (BE) et un immeuble logistique \u00e0 Rothenburg (LU) ont \u00e9t\u00e9 acquis. D'autres objets et projets se trouvent \u00e0 un \"stade de n\u00e9gociation tr\u00e8s avanc\u00e9\", selon Credit Suisse Funds. Le revenu net du fonds aurait augment\u00e9 de plus de 21% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 8,6 millions. Il n'y a pas eu de pertes de loyers ni de reports de loyers. La cotation du fonds \u00e0 la Bourse suisse est pr\u00e9vue pour le mois de juin.<\/p>\n<h2>CS REF Interswiss remporte un important succ\u00e8s de location<\/h2>\n<p>Le Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) a enregistr\u00e9 un important succ\u00e8s locatif au cours du premier semestre de l'exercice en cours. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/zuerich-implenia-mietet-12-000-qm-im-ambassador-house\/\">Le groupe de construction Implenia transf\u00e8re son si\u00e8ge social en 2021 \u00e0 l'Ambassador House d'Opfikon et a lou\u00e9 12 000 m\u00b2 \u00e0 cet effet.<\/a> En outre, un immeuble a \u00e9t\u00e9 vendu \u00e0 Gen\u00e8ve. Le rendement des placements, hors effets de r\u00e9\u00e9valuation, est pass\u00e9 de 1,87% \u00e0 1,91% pour les six premiers mois de l'exercice 2019\/20. A la date de r\u00e9f\u00e9rence du 1er mai 2020, les pertes de loyers et les reports de loyers dans le fonds s'\u00e9l\u00e8vent \u00e0 2,85 % du loyer annuel net th\u00e9orique.<\/p>\n<h2>CS REF Siat ach\u00e8te \u00e0 Liestal<\/h2>\n<p>Au cours de la p\u00e9riode sous revue, le Credit Suisse Real Estate Fund Siat (CS REF Siat) a vendu deux immeubles d'habitation \u00e0 Olten et acquis le L\u00fcdin-Areal au centre de Liestal (BL) - \"un bien immobilier avec un potentiel de d\u00e9veloppement\", selon Credit Suisse Funds. Le rendement des placements, hors effets de r\u00e9\u00e9valuation, est pass\u00e9 de 1,84% \u00e0 1,85%, selon les informations fournies. Les pertes de loyers et les reports de loyers dus \u00e0 la pand\u00e9mie de Covid-19 s'\u00e9l\u00e8vent \u00e0 1,37% du loyer annuel net th\u00e9orique au 1er mai 2020.<em> (ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Credit Suisse Funds pr\u00e9sente les comptes semestriels de ses quatre fonds immobiliers.
