Cependant, l'offre reste faible par rapport \u00e0 l'ensemble du parc immobilier estim\u00e9 \u00e0 2,2 pour cent. JLL s'attend toutefois \u00e0 une augmentation des surfaces vacantes dans les ann\u00e9es \u00e0 venir en raison de nouvelles constructions et de d\u00e9m\u00e9nagements.<\/p>\n<p>Sur le march\u00e9 des bureaux de Zurich, de loin le plus important, les surfaces offertes ont l\u00e9g\u00e8rement augment\u00e9 de 2 % pour atteindre 398 000 m\u00b2. Le taux d'offre s'est \u00e9lev\u00e9 \u00e0 5,2 pour cent du stock total de surfaces de bureaux. Dans le centre-ville, les surfaces vacantes auraient d\u00e9pass\u00e9 leur z\u00e9nith avec un recul de 7,3 pour cent, selon JLL.<\/p>\n<p>Selon JLL, le march\u00e9 genevois des bureaux se trouve dans une phase de ralentissement cyclique. L'ann\u00e9e derni\u00e8re, les surfaces offertes ont augment\u00e9 de 7,2 pour cent pour atteindre 170 000 m\u00b2, ce qui correspond \u00e0 un taux d'offre de 5,1 pour cent. Dans le m\u00eame temps, le loyer prime a baiss\u00e9 de 5,4 pour cent pour atteindre 875 CHF\/m2\/an.<\/p>\n<p>B\u00e2le est la seule ville o\u00f9 le nombre de bureaux vacants a diminu\u00e9 l'ann\u00e9e derni\u00e8re. L'offre de surfaces de bureaux disponibles s'est contract\u00e9e de pr\u00e8s de 13 pour cent pour atteindre 41.000 m\u00b2. Le taux d'offre est tomb\u00e9 \u00e0 moins de 2 %. En particulier, les surfaces modernes de plus de 1.000 m\u00b2 situ\u00e9es dans des endroits centraux sont actuellement peu propos\u00e9es.<\/p>\n<p>Les surfaces de bureaux propos\u00e9es dans la ville de Lausanne et dans la zone d'activit\u00e9 centrale limitrophe ont augment\u00e9 d'environ 1,9 pour cent au cours des dix premiers mois de 2015 pour atteindre 35 100 m\u00b2. N\u00e9anmoins, le march\u00e9 des bureaux de Lausanne reste un march\u00e9 restreint, avec un taux d'offre inf\u00e9rieur \u00e0 deux pour cent.<\/p>\n<p>Selon JLL, l'augmentation du nombre de bureaux vacants observ\u00e9e ces derni\u00e8res ann\u00e9es en Suisse n'est pas un ph\u00e9nom\u00e8ne cyclique. Les bureaux vacants devraient rester \u00e9lev\u00e9s \u00e0 moyen terme, en particulier \u00e0 Zurich et \u00e0 Gen\u00e8ve. JLL voit donc un changement de paradigme durable, passant d'un march\u00e9 de bureaux restreint et \u00e9troit \u00e0 un march\u00e9 de bureaux ouvert et expansif.
