Au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, la dissolution d'imp\u00f4ts diff\u00e9r\u00e9s et des b\u00e9n\u00e9fices plus \u00e9lev\u00e9s sur la vente d'appartements en copropri\u00e9t\u00e9 ou de projets avaient eu un effet positif.<\/p>\n<p>Au premier trimestre 2020, les revenus locatifs ont augment\u00e9 de 1,6 million, les charges d'exploitation (-0,9 million) et les frais de financement (-1,2 million) ont diminu\u00e9. Le b\u00e9n\u00e9fice par action hors r\u00e9sultats immobiliers, qui sert de base au versement des dividendes, est pass\u00e9 de 1,10 CHF au premier trimestre 2019 \u00e0 1,05 CHF aujourd'hui.<\/p>\n<p>Le b\u00e9n\u00e9fice net s'est \u00e9tabli \u00e0 47,9 millions sur la p\u00e9riode, contre 79,7 millions au premier trimestre 2019, soit une baisse de 31,8 millions ou 39,9%. Selon PSP Swiss Property, ce recul est \u00e9galement d\u00fb aux effets de l'ann\u00e9e pr\u00e9c\u00e9dente. Outre les effets de la dissolution d'imp\u00f4ts diff\u00e9r\u00e9s ou des ventes, une revalorisation du portefeuille de 19,7 millions et un r\u00e9sultat de 15,0 millions issu de la vente de deux immeubles de placement ont eu un impact positif au premier trimestre 2019, contrairement \u00e0 la p\u00e9riode de r\u00e9f\u00e9rence actuelle. Le b\u00e9n\u00e9fice par action est pass\u00e9 de 1,74 CHF \u00e0 1,04 CHF.<\/p>\n<p>Les fonds propres par action (Net Asset Value, NAV) ont augment\u00e9. Il est pass\u00e9 de 97,02 CHF fin 2019 \u00e0 98,05 CHF fin mars 2020. La NAV avant d\u00e9duction des imp\u00f4ts diff\u00e9r\u00e9s s'\u00e9levait \u00e0 116,94 CHF, contre 115,82 CHF fin 2019.<\/p>\n<h2>Le portefeuille immobilier se d\u00e9veloppe<\/h2>\n<p>La valeur au bilan de l'ensemble du portefeuille est pass\u00e9e \u00e0 8,06 milliards \u00e0 la date de r\u00e9f\u00e9rence de fin mars ; fin 2019, elle \u00e9tait encore d'environ 7,98 milliards.<\/p>\n<p>Fin mars 2020, le taux de vacance s'\u00e9levait \u00e0 3,2%, contre 3,5% fin 2019. Selon PSP Swiss Property, cette r\u00e9duction est la cons\u00e9quence de plusieurs nouvelles locations. Sur le taux de vacance total, 0,6 point de pourcentage serait d\u00fb \u00e0 des travaux de r\u00e9novation en cours. Sur les 31,7 millions de contrats de location arrivant \u00e0 \u00e9ch\u00e9ance en 2020, 85% avaient \u00e9t\u00e9 renouvel\u00e9s \u00e0 la fin mars. Le wault (weighted average unexpired lease term) de l'ensemble du portefeuille \u00e9tait de 4,2 ans et le wault des dix plus grands locataires, qui contribuent \u00e0 environ 30% des revenus locatifs, \u00e9tait de 6,0 ans.<\/p>\n<h2>PSP Swiss Property s'estime bien arm\u00e9e pour affronter la crise<\/h2>\n<p>Il est plus difficile que jamais de pr\u00e9voir l'\u00e9volution \u00e9conomique future, \u00e9crit PSP Swiss Property \u00e0 propos des perspectives pour l'ensemble de l'ann\u00e9e. Il est tout aussi difficile de pr\u00e9voir les effets de la crise du coronavirus sur le secteur immobilier. La soci\u00e9t\u00e9 immobili\u00e8re part du principe que la demande de surfaces de bureaux va temporairement stagner et que le march\u00e9 des surfaces de vente au d\u00e9tail, d\u00e9j\u00e0 exigeant avant l'apparition de la pand\u00e9mie, restera tendu jusqu'\u00e0 nouvel ordre.<\/p>\n<p>La soci\u00e9t\u00e9 immobili\u00e8re estime toutefois \u00eatre \"bien arm\u00e9e pour les temps \u00e0 venir\". Elle dispose d'un portefeuille de qualit\u00e9 sup\u00e9rieure avec un faible taux de vacance, l'affectation principale comprend des surfaces de bureaux et la diversification des locataires est large. En outre, la base de fonds propres est solide et les sources de financement suffisantes. Environ 21% des revenus locatifs proviennent des secteurs les plus touch\u00e9s par la crise du coronavirus, comme le commerce de d\u00e9tail non alimentaire, la restauration ou les entreprises de loisirs.<\/p>\n<p>Pour l'exercice 2020, PSP Swiss Property s'attend d\u00e9sormais \u00e0 un Ebitda sans r\u00e9sultats immobiliers d'environ 260 millions, alors que les pr\u00e9visions pr\u00e9c\u00e9dentes tablaient sur une valeur sup\u00e9rieure \u00e0 260 millions. Par rapport aux pr\u00e9visions pr\u00e9c\u00e9dentes, les revenus immobiliers devraient en outre \u00eatre l\u00e9g\u00e8rement inf\u00e9rieurs \u00e0 ceux de l'ann\u00e9e pr\u00e9c\u00e9dente. En outre, le projet de d\u00e9veloppement Residenza Parco Lago \u00e0 Paradiso\/Lugano et la vente des appartements ont pris un peu de retard. Les pertes de revenus devraient \u00eatre compens\u00e9es en grande partie par des frais d'exploitation plus faibles ainsi que par des revenus provenant de ventes anticip\u00e9es d'autres projets de d\u00e9veloppement.
