Dans un environnement de taux bas, les immeubles collectifs sont certes la \"star du rendement dans l'univers de placement suisse\", car ils font partie des rares placements restants avec des flux de paiement s\u00fbrs et positifs. Mais il suffirait que les rendements des obligations f\u00e9d\u00e9rales \u00e0 long terme atteignent deux pour cent pour que les immeubles d'habitation subissent des pertes consid\u00e9rables.<\/p>\n<p>Malgr\u00e9 les taux d'int\u00e9r\u00eat n\u00e9gatifs, les immeubles de rapport situ\u00e9s dans des zones de pointe ne sont sup\u00e9rieurs aux placements en liquidit\u00e9s que si les taux d'int\u00e9r\u00eat bas persistent encore pendant au moins 15 ans. C'est pourquoi il semble actuellement judicieux de r\u00e9duire les risques de taux d'int\u00e9r\u00eat et de pr\u00e9f\u00e9rer l'agglom\u00e9ration \u00e9largie aux emplacements centraux, malgr\u00e9 un risque de perte de loyer plus \u00e9lev\u00e9.<\/p>\n<p>Il n'y a que peu de potentiel pour une augmentation des loyers, m\u00eame en cas de hausse des taux d'int\u00e9r\u00eat. Au contraire, les loyers du march\u00e9 devraient m\u00eame l\u00e9g\u00e8rement baisser en 2016. UBS cite comme raisons l'augmentation du taux de vacance des logements locatifs, le niveau d\u00e9j\u00e0 \u00e9lev\u00e9 des loyers des logements existants et les loyers excessifs des nouveaux logements par rapport aux loyers du march\u00e9 des logements plus anciens.<\/p>\n<p><strong>Faible rendement sur le march\u00e9 des bureaux<\/strong><\/p>\n<p>Les rendements initiaux de pointe ont atteint un niveau record de 2,5 pour cent sur le march\u00e9 des bureaux. Contrairement au march\u00e9 du logement, les prix d'achat des immeubles moins bien situ\u00e9s n'ont gu\u00e8re augment\u00e9 ces derni\u00e8res ann\u00e9es en raison des risques de vacance, indique l'\u00e9tude d'UBS.<\/p>\n<p>Si le nombre de personnes travaillant dans des bureaux continue d'augmenter comme ces derni\u00e8res ann\u00e9es, une stabilisation de la situation du march\u00e9 est toutefois pr\u00e9visible. Du point de vue des investisseurs, les immeubles de bureaux situ\u00e9s en zone B ou C devraient donc offrir des opportunit\u00e9s, car il faut s'attendre \u00e0 moyen terme \u00e0 une diminution de l'\u00e9cart de rendement par rapport aux emplacements de premier ordre. Actuellement, c'est la Suisse centrale qui est la plus attractive pour les investissements en surfaces de bureaux. Pour l'ann\u00e9e en cours, il faut toutefois s'attendre \u00e0 une hausse des taux d'inoccupation et \u00e0 une nouvelle baisse des loyers dans toute la Suisse.
