On est parti du principe que les locataires de secteurs tels que la gastronomie, le commerce de d\u00e9tail ou les entreprises de loisirs ne doivent ou ne peuvent plus payer une partie ou la totalit\u00e9 de leur loyer. En ce qui concerne la dur\u00e9e du \"lockdown\", on a suppos\u00e9 une p\u00e9riode allant jusqu'\u00e0 mi-2020, selon Berninvest.<\/p>\n<p>En tant que fonds immobilier national, Immo Helvetic ne devrait \u00eatre que marginalement touch\u00e9 par la crise Corona, estime la direction du fonds. 70% des revenus locatifs annuels proviennent de l'utilisation r\u00e9sidentielle et seulement environ 7% de branches ou de locataires touch\u00e9s par le lockdown. Les projets de construction en cours se poursuivent et peuvent \u00eatre achev\u00e9s avec les mesures de pr\u00e9caution recommand\u00e9es. Pour l'exercice 2020, Berninvest s'attend \u00e0 l'heure actuelle \u00e0 une perte potentielle de loyers d'environ 2 \u00e0 3%, cons\u00e9quence directe de Covid-19 pour Immo Helvetic.<\/p>\n<p>On ne sait pas encore si l'augmentation de capital pr\u00e9vue pour fin avril aura lieu. La direction du fonds veut \u00e9valuer la situation \u00e0 la mi-avril et se r\u00e9serve le droit de reporter l'\u00e9mission. L'augmentation de capital devait se d\u00e9rouler du 27 avril au 8 mai 2020, une augmentation de la fortune du fonds d'environ 72 millions de CHF \u00e9tait pr\u00e9vue.<\/p>\n<p>Pour le Good Buildings Swiss Real Estate Fund, plus de 80% des revenus locatifs proviennent d'une utilisation purement r\u00e9sidentielle, seuls environ 3% des loyers sont concern\u00e9s par l'interdiction d'exploitation en raison de la pand\u00e9mie Corona, selon les indications de la direction du fonds. Comme cons\u00e9quence directe de la crise Corona, il faut s'attendre \u00e0 une perte potentielle de loyers d'environ 0,5% \u00e0 1,25% au cours de l'exercice actuel.<\/p>\n<p>Nous sommes en contact permanent avec les g\u00e9rances immobili\u00e8res et nous leur avons demand\u00e9 de renoncer jusqu'\u00e0 nouvel ordre aux menaces de r\u00e9siliation, aux r\u00e9siliations et aux mesures de recouvrement, contrairement au processus habituel en cas de non-paiement des loyers. Au lieu de cela, nous cherchons des solutions individuelles telles que des reports de loyer, explique Berninvest.
