Le b\u00e9n\u00e9fice par action a grimp\u00e9 de 4,27 CHF \u00e0 13,59 CHF. Le b\u00e9n\u00e9fice net sans effet de r\u00e9\u00e9valuation a presque doubl\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 69,5 millions (ann\u00e9e pr\u00e9c\u00e9dente : 35,6 millions). La valeur comptable nette (NAV) par action, hors imp\u00f4ts diff\u00e9r\u00e9s li\u00e9s aux biens immobiliers, est pass\u00e9e de 59,59 CHF \u00e0 67,61 CHF.<\/p>\n<p>Le chiffre d'affaires a recul\u00e9 de 197 \u00e0 188 millions au cours de la p\u00e9riode sous revue, selon Investis, en raison de ventes et de nouvelles rationalisations de mandats dans le segment Real Estate Services. L'Ebitda avant r\u00e9\u00e9valuations et plus-values de cessions a augment\u00e9 de 17%, passant de 39,7 \u00e0 46,7 millions. L'Ebit est pass\u00e9 de 74,6 \u00e0 127,2 millions.<\/p>\n<h2>Toutes les hypoth\u00e8ques rembours\u00e9es<\/h2>\n<p>Dans le segment Properties, la soci\u00e9t\u00e9 immobili\u00e8re a enregistr\u00e9 un Ebit de 102,5 millions, contre 71,9 millions l'ann\u00e9e pr\u00e9c\u00e9dente. Ce r\u00e9sultat comprend des effets de r\u00e9\u00e9valuation de 56,6 millions et des plus-values de 8,2 millions sur la vente de certains biens immobiliers. La valeur du portefeuille s'\u00e9levait \u00e0 1,44 milliard \u00e0 la fin de l'ann\u00e9e - une augmentation de pr\u00e8s de 7% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (1,35 milliard). Le revenu locatif th\u00e9orique annualis\u00e9 s'\u00e9l\u00e8ve \u00e0 61,2 millions, contre 57,7 millions l'ann\u00e9e pr\u00e9c\u00e9dente. Le taux d'inoccupation est de 3,2% (2,9% l'ann\u00e9e pr\u00e9c\u00e9dente). Les revenus locatifs ont augment\u00e9 de 4% pour atteindre 57,0 millions (ann\u00e9e pr\u00e9c\u00e9dente : 55,0 millions).<\/p>\n<p>A la date de r\u00e9f\u00e9rence, le portefeuille comprenait 170 immeubles avec plus de 3.000 unit\u00e9s d'habitation. Au cours de l'exercice, toutes les hypoth\u00e8ques ont \u00e9t\u00e9 rembours\u00e9es, poursuit Investis. A la date de r\u00e9f\u00e9rence, il n'existait aucune garantie pour des tiers \u00e0 la charge du portefeuille immobilier, toutes les c\u00e9dules hypoth\u00e9caires se trouvant dans le portefeuille propre.<\/p>\n<h2>Concentration sur deux marques dans les services immobiliers<\/h2>\n<p>Dans le segment Real Estate Services, le chiffre d'affaires a diminu\u00e9 de 8% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 147,8 \u00e0 136,0 millions. Le b\u00e9n\u00e9fice d'exploitation (Ebit) a cependant augment\u00e9 de 7,7 \u00e0 11,5 millions (+49%). La marge Ebit, qui s'\u00e9l\u00e8ve \u00e0 8,4% (ann\u00e9e pr\u00e9c\u00e9dente : 5,2%), a d\u00e9pass\u00e9 l'objectif de marge fix\u00e9. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/investis-trennt-sich-von-regie-du-rhone-und-kauft-in-genf-zu\/\">Dans le domaine du property management, Investis a vendu la R\u00e9gie du Rh\u00f4ne,<\/a> Le volume des loyers a donc baiss\u00e9 de 1,74 \u00e0 1,41 milliard. Des filiales ont \u00e9galement \u00e9t\u00e9 vendues dans le domaine des Facility Services. Selon les donn\u00e9es, les soci\u00e9t\u00e9s vendues ont r\u00e9alis\u00e9 un chiffre d'affaires de 20,6 millions en 2019.<\/p>\n<p>Dans le segment Real Estate Services, Investis n'est donc plus active qu'avec deux marques : Privera pour le Property Management et Conciergeprofis ou Conciergepro pour les Facility Services.<\/p>\n<h2>Assembl\u00e9e g\u00e9n\u00e9rale \u00e0 huis clos<\/h2>\n<p>Investis annonce en outre que l'assembl\u00e9e g\u00e9n\u00e9rale 2020 aura lieu comme pr\u00e9vu le 28 avril 2020, mais dans des conditions exceptionnelles : En vertu de l'ordonnance Covid 19 2, le public sera exclu.<\/p>\n<p>Les actionnaires doivent donc voter \u00e0 l'avance en donnant les instructions n\u00e9cessaires au repr\u00e9sentant ind\u00e9pendant. Il n'y aura pas d'allocution du pr\u00e9sident du conseil d'administration ou de la direction du groupe, et la manifestation ne sera pas retransmise, pr\u00e9cise Investis. Seul le repr\u00e9sentant ind\u00e9pendant est habilit\u00e9 \u00e0 voter dans l'int\u00e9r\u00eat des actionnaires.<\/p>\n<p>Un dividende de 2,35 CHF par action sera vers\u00e9, ce qui correspond \u00e0 un taux de distribution du b\u00e9n\u00e9fice de 17,4%.
