Certes, le b\u00e9n\u00e9fice net sans effets de r\u00e9\u00e9valuation\/imp\u00f4ts diff\u00e9r\u00e9s a baiss\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre CHF 12,4 millions (-3,6%), ce que la soci\u00e9t\u00e9 attribue \u00e0 des d\u00e9penses d'entretien accrues et \u00e0 une comptabilisation plus d\u00e9fensive des investissements r\u00e9alis\u00e9s. Mais en m\u00eame temps, les r\u00e9\u00e9valuations plus \u00e9lev\u00e9es (+9,4 millions), le taux d'inoccupation tr\u00e8s bas et les imp\u00f4ts plus faibles ont conduit \u00e0 un b\u00e9n\u00e9fice nettement plus \u00e9lev\u00e9 que l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>L'EBIT est pass\u00e9 de 21,9 \u00e0 27,0 millions, le b\u00e9n\u00e9fice net, y compris les r\u00e9\u00e9valuations, de 13,4 \u00e0 18,5 millions (+38,4%). Le b\u00e9n\u00e9fice par action hors effets de r\u00e9\u00e9valuation s'est \u00e9lev\u00e9 \u00e0 3,70 CHF (ann\u00e9e pr\u00e9c\u00e9dente : 3,83 CHF), les fonds propres (NAV) par action cot\u00e9e s'\u00e9l\u00e8vent \u00e0 95,22 CHF (ann\u00e9e pr\u00e9c\u00e9dente : 95,65), et la NAV EPRA \u00e0 114,92 CHF (ann\u00e9e pr\u00e9c\u00e9dente : 111,35).<\/p>\n<p>La valeur du portefeuille (y compris les immeubles en d\u00e9veloppement) a augment\u00e9 de 20,6 \u00e0 670,4 millions (+3,2%) jusqu'\u00e0 la fin de l'exercice, le taux de vacance a baiss\u00e9 \u00e0 1,66% (ann\u00e9e pr\u00e9c\u00e9dente : 3,84%), indique encore SF Urban Properties.<\/p>\n<p>Le conseil d'administration propose une distribution en esp\u00e8ces inchang\u00e9e de 3,60 CHF sous la forme d'une r\u00e9duction de la valeur nominale de chaque action ordinaire cot\u00e9e d'une valeur nominale de 12,60 CHF. Le rendement de la distribution par rapport au cours de l'action au 31 d\u00e9cembre 2019 s'\u00e9l\u00e8ve ainsi \u00e0 3,65%, est-il pr\u00e9cis\u00e9.<\/p>\n<p>Avec un ratio de fonds propres de 46,5% (ann\u00e9e pr\u00e9c\u00e9dente : 47,2%), la SF Urban Properties AG se consid\u00e8re comme \"solidement financ\u00e9e\".
