Les revenus locatifs sur toute l'ann\u00e9e des immeubles Suurstoffi S22 et Baufeld A, l'occupation de la premi\u00e8re \u00e9tape de construction du Baufeld 1 ainsi que les surfaces lou\u00e9es \u00e0 Aglaya sont les raisons de cette augmentation, indique Zug Estates. Les charges immobili\u00e8res ont augment\u00e9 de 7,7% \u00e0 7,8 millions, principalement en raison de l'augmentation globale du portefeuille immobilier.<\/p>\n<p>Le r\u00e9sultat d'exploitation avant amortissements et r\u00e9\u00e9valuation est pass\u00e9 de 42,2 \u00e0 53,4 millions, soit une augmentation de 27%. Selon Zug Estates, cette augmentation est due aux recettes de la vente de la premi\u00e8re \u00e9tape des appartements Aglaya. La vente des 36 premiers appartements en copropri\u00e9t\u00e9 sur un total de 85 aurait g\u00e9n\u00e9r\u00e9 un b\u00e9n\u00e9fice total avant imp\u00f4ts de 7,9 millions. Les 49 appartements restants ont \u00e9galement \u00e9t\u00e9 vendus entre-temps, pr\u00e9cise l'entreprise. Les recettes correspondantes tombent dans l'exercice 2020.<\/p>\n<p>Au cours de l'exercice 2019, Zug Estates a enregistr\u00e9 un r\u00e9sultat de r\u00e9\u00e9valuation nettement plus \u00e9lev\u00e9 de 19,6 millions, soit une augmentation de 76% ou 8,5 millions par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. La vente d'un immeuble de rapport non conforme \u00e0 la strat\u00e9gie a g\u00e9n\u00e9r\u00e9 un b\u00e9n\u00e9fice avant imp\u00f4ts de 1,0 million. L'Ebit est ainsi pass\u00e9 de 49,8 \u00e0 70,5 millions (+42%). La dissolution d'imp\u00f4ts diff\u00e9r\u00e9s a en outre g\u00e9n\u00e9r\u00e9 un effet fiscal positif unique de 20,3 millions. Cela a conduit \u00e0 la nette croissance du r\u00e9sultat du groupe. Il est pass\u00e9 de 38,8 \u00e0 76,0 millions, soit une augmentation de 961 KTP2T. Hors r\u00e9\u00e9valuation et effets exceptionnels, le r\u00e9sultat consolid\u00e9 de Zug Estates a augment\u00e9 de 9,6% pour atteindre 31,4 millions.<\/p>\n<p>Au cours de l'ann\u00e9e sous revue, Zug Estates a r\u00e9alis\u00e9 des investissements de portefeuille de 85,9 millions, 40,9 millions suppl\u00e9mentaires ont \u00e9t\u00e9 utilis\u00e9s dans le projet de promotion Aglaya. La valeur de march\u00e9 de l'ensemble du portefeuille a augment\u00e9 de 6,2%, passant de 1,54 \u00e0 1,63 milliard, selon les informations fournies.<\/p>\n<p>Le taux de vacance est pass\u00e9 de 2,9% \u00e0 3,3%. En raison de l'ach\u00e8vement des b\u00e2timents A et B dans l'\u00eelot 1 ainsi que des surfaces locatives dans Aglaya, environ 22 600 m\u00b2 de surfaces commerciales suppl\u00e9mentaires ont \u00e9t\u00e9 pris en compte dans le calcul du taux de vacance en 2019, indique Zug Estates.<\/p>\n<p>Le conseil d'administration propose \u00e0 l'assembl\u00e9e g\u00e9n\u00e9rale d'augmenter le dividende de 28,00 CHF \u00e0 31,00 CHF par action nominative de s\u00e9rie B.
