L'ann\u00e9e pr\u00e9c\u00e9dente, ce rendement \u00e9tait encore de 5,1%. Comme l'ann\u00e9e pr\u00e9c\u00e9dente, le fonds a distribu\u00e9 50 CHF par part.<\/p>\n<p>La valeur v\u00e9nale des immeubles est pass\u00e9e d'environ 3,8 \u00e0 pr\u00e8s de 4,2 milliards de CHF, principalement en raison d'acquisitions : Le fonds a acquis des immeubles existants pour un montant de 208,6 millions ainsi que les projets immobiliers Parc du Simplon \u00e0 Renens (VD) pour 141,1 millions et Valle Maggia Center \u00e0 Locarno (TI) pour 28,4 millions. Le ratio d'endettement est pass\u00e9 de 5,4% l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 11,4%.<\/p>\n<p>Le taux de d\u00e9faillance des loyers a l\u00e9g\u00e8rement augment\u00e9, passant de 5,8% \u00e0 5,9% ; la dur\u00e9e r\u00e9siduelle des baux commerciaux fixes (WAULT) est pass\u00e9e de 4,5 \u00e0 4,7 ans.<\/p>\n<h2>CS REF Interswiss avec 5,9% Rendement des placements<\/h2>\n<p>Le CS REF Interswiss a augment\u00e9 le rendement de ses placements par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 4,8% \u00e0 5,9%. La valeur v\u00e9nale des immeubles a augment\u00e9 de 2,3 \u00e0 2,4 milliards de CHF et les revenus locatifs sont pass\u00e9s de 107,4 \u00e0 109,1 millions.<\/p>\n<p>Au 1er juillet 2019, le fonds a acquis, selon le communiqu\u00e9, un immeuble commercial \"pratiquement enti\u00e8rement lou\u00e9\" \u00e0 Crissier (VD) avec un WAULT d'environ dix ans.<\/p>\n<p>La distribution reste au m\u00eame niveau que l'ann\u00e9e pr\u00e9c\u00e9dente, soit 8,40 CHF. La performance s'est \u00e9lev\u00e9e \u00e0 17,9% pour l'exercice 2018\/19, contre -2,8% l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h2>Logisticsplus avec une performance<\/h2>\n<h2>de 15,4%<\/h2>\n<p>Le CS REF Logisticsplus a r\u00e9alis\u00e9 une performance de 15,4% au cours de l'exercice \u00e9coul\u00e9. A la date de cl\u00f4ture du bilan, le portefeuille avait une valeur v\u00e9nale de 444,6 millions de CHF, contre 401,9 millions l'ann\u00e9e pr\u00e9c\u00e9dente, soit une augmentation d'environ 11%.<\/p>\n<p>Les revenus locatifs ont augment\u00e9 de 17,,5%, passant de 19,4 \u00e0 22,8 millions. La distribution reste inchang\u00e9e \u00e0 3,90.<\/p>\n<p>Au cours de l'exercice \u00e9coul\u00e9, le fonds a achet\u00e9 un immeuble logistique dans la r\u00e9gion de l'a\u00e9roport de Zurich d'une surface locative d'environ 13 800 m\u00b2 ; l'immeuble est lou\u00e9 pour une dur\u00e9e fixe de 15 ans. Par ailleurs, la construction d'un projet de parking au Kunstmuseum de B\u00e2le a \u00e9t\u00e9 lanc\u00e9e.<\/p>\n<p>Siat avec 7,6% Rendement des placements<\/p>\n<p>A la date de cl\u00f4ture du bilan, la valeur v\u00e9nale des immeubles du CS REF Siat \u00e9tait d'environ 3,3 milliards de CHF, contre 3,0 l'ann\u00e9e pr\u00e9c\u00e9dente. Le Credit Suisse chiffre le bon rendement des placements \u00e0 7,6%, contre 5,3% l'ann\u00e9e pr\u00e9c\u00e9dente. La distribution reste inchang\u00e9e \u00e0 5,40 CHF par part.<\/p>\n<p>Les revenus locatifs ont augment\u00e9 de 136,6 \u00e0 140,7 millions de vin au cours de l'exercice 2018\/19.<\/p>\n<p>Le projet B\u00e2leo Erlenmatt \u00e0 B\u00e2le, dans lequel le fonds d\u00e9tient une participation d'un tiers, a \u00e9t\u00e9 achev\u00e9 le 1er mai 2019. Fin octobre 2019, 276 des 311 appartements (88%) \u00e9taient lou\u00e9s.
