Le d\u00e9veloppement, entre-temps interrompu, d'une plateforme multicloud par la filiale Hiag Data a pes\u00e9 sur le r\u00e9sultat \u00e0 hauteur de 22,4 millions, et le <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/hiag-rohner-konkurs-drueckt-ergebnis\/\">Faillite de Rohner, jusqu'ici troisi\u00e8me locataire \u00e0 Pratteln<\/a> entra\u00eene des co\u00fbts cons\u00e9cutifs de 45 millions pour les d\u00e9valuations et les provisions.<\/p>\n<p>Celles-ci sont notamment pr\u00e9vues pour le d\u00e9mant\u00e8lement de l'infrastructure de production et l'assainissement du site de Pratteln. Jusqu'\u00e0 pr\u00e9sent, aucun nouveau locataire n'a \u00e9t\u00e9 trouv\u00e9, de sorte que l'on part du principe que les co\u00fbts de d\u00e9mant\u00e8lement et d'assainissement du site en vue d'un \u00e9tat exempt de produits chimiques devront \u00eatre support\u00e9s par l'entreprise elle-m\u00eame.<\/p>\n<h2>Les revenus fonciers augmentent<\/h2>\n<p>En revanche, le d\u00e9veloppement immobilier a connu une \u00e9volution positive au premier semestre, selon Hiag. Les revenus immobiliers ont augment\u00e9 de 7,7% \u00e0 30,4 millions. En raison de la faillite de Rohner et malgr\u00e9 l'ach\u00e8vement de diff\u00e9rents projets de d\u00e9veloppement, le revenu immobilier annualis\u00e9 de 60,0 millions est toutefois inf\u00e9rieur de 1,4% \u00e0 la valeur comparative de 60,9 millions \u00e0 fin 2018, poursuit l'entreprise.<\/p>\n<p>Selon les donn\u00e9es, le taux d'inoccupation est rest\u00e9 stable \u00e0 14,4% au 30 juin 2019. La dur\u00e9e de location restante (WALT) est de 9,5 ans (31.12.2018 : 9,7 ans). A la date de r\u00e9f\u00e9rence de fin juin, le portefeuille total se composait de 115 immeubles pour une \u00e9valuation d'environ 1,51 milliard (31.12.2018 : 1,49 milliard).<\/p>\n<p>Les effets de r\u00e9\u00e9valuation ont \u00e9t\u00e9 n\u00e9gatifs, principalement en raison de la faillite de Rohner, \u00e0 hauteur de -26,6 millions, contre +26,7 millions \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Le portefeuille de d\u00e9veloppement se compose actuellement d'environ 50 projets avec une surface utile totale de 643.000 m\u00b2. Selon Hiag, le volume d'investissement attendu s'\u00e9l\u00e8ve \u00e0 environ 1,9 milliard.<\/p>\n<p>Sept projets seraient d\u00e9j\u00e0 en cours de construction et sept autres projets de d\u00e9veloppement, repr\u00e9sentant une surface utile d'environ 60.000 m\u00b2 et un volume d'investissement d'environ 170 millions, devraient \u00eatre lanc\u00e9s au cours des trois prochaines ann\u00e9es.<\/p>\n<h2>Le CA propose de renoncer au dividende<\/h2>\n<p>Pour l'ensemble de l'exercice, Hiag s'attend \u00e0 une d\u00e9pr\u00e9ciation des actifs pouvant aller jusqu'\u00e0 42 millions provenant de la <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/hiag-konzentriert-sich-auf-das-immobiliengeschaeft\/\">restructuration d\u00e9j\u00e0 annonc\u00e9e de Hiag Data<\/a>. Les co\u00fbts cons\u00e9cutifs \u00e0 la faillite de Rohner laisseront \u00e9galement \"des traces \u00e9videntes dans l'exercice 2019, en particulier dans les revenus immobiliers, la variation de valeur r\u00e9sultant de la r\u00e9\u00e9valuation des placements immobiliers et les co\u00fbts d'exploitation des immeubles\", pr\u00e9cise Hiag.<\/p>\n<p>Le conseil d'administration entend proposer \u00e0 l'assembl\u00e9e g\u00e9n\u00e9rale ordinaire du 23 avril 2020 de renoncer au versement d'un dividende pour l'exercice 2019. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Le promoteur immobilier Hiag affiche une perte de 43,4 millions de CHF pour le premier semestre 2019.
