Afin de permettre aux actionnaires qui ne peuvent investir que dans des actions cot\u00e9es de se retirer, un programme de rachat est pr\u00e9vu. Jusqu'\u00e0 5% des actions en circulation seront rachet\u00e9es \u00e0 un prix de 440 CHF par action. La p\u00e9riode d'offre de rachat d\u00e9butera le 16 ao\u00fbt et durera quatre semaines.<\/p>\n<h2>Faible volume de transactions, effort important<\/h2>\n<p>Selon l'entreprise, les principales raisons de ce changement sont le faible volume de n\u00e9goce des actions cot\u00e9es \u00e0 la SIX et l'augmentation des prescriptions r\u00e9glementaires pour le maintien de la cotation. Comme l'entreprise a une capitalisation boursi\u00e8re relativement faible, il en r\u00e9sulte des co\u00fbts disproportionn\u00e9s et des d\u00e9penses disproportionn\u00e9es, selon Cham Group. Le dernier jour de n\u00e9goce des actions de Cham Group \u00e0 la SIX Swiss Exchange sera le 18 d\u00e9cembre.<\/p>\n<p>Il est fort probable qu'aucun nouveau capital propre ne sera n\u00e9cessaire au cours de la prochaine d\u00e9cennie, poursuit Cham Group. Les fonds propres pour la r\u00e9alisation du projet Papieri, y compris la viabilisation du site Pavatex, sont disponibles. L'acc\u00e8s \u00e0 des capitaux \u00e9trangers est \u00e9galement suffisant.<\/p>\n<h2>Les premi\u00e8res demandes de permis de construire sur le Papieri-Areal ont \u00e9t\u00e9 d\u00e9pos\u00e9es<\/h2>\n<p>Entre-temps, le groupe Cham annonce que les demandes de permis de construire pour la premi\u00e8re \u00e9tape de construction ont \u00e9t\u00e9 d\u00e9pos\u00e9es et que les travaux de d\u00e9molition ont d\u00e9j\u00e0 commenc\u00e9 sur le site Papieri. Quatre b\u00e2timents sont pr\u00e9vus : les anciens halls des machines \u00e0 papier 1 \u00e0 4, le nouveau b\u00e2timent en forme de ligne avec des appartements de location qui s'y rattache directement, la tour sud avec des appartements en copropri\u00e9t\u00e9 ainsi que la chaufferie voisine.<\/p>\n<p>Au total, environ 240 appartements en location et en propri\u00e9t\u00e9 seront construits dans le cadre de la premi\u00e8re \u00e9tape, qui, avec environ 9.000 m\u00b2 de surfaces de services et de commerces, pourront probablement \u00eatre occup\u00e9s successivement en 2022. Le volume d'investissement pour la premi\u00e8re \u00e9tape s'\u00e9l\u00e8ve \u00e0 environ 180 millions.<\/p>\n<p>Au cours du second semestre, deux autres demandes de permis de construire sont pr\u00e9vues pour la r\u00e9novation et la r\u00e9affectation du b\u00e2timent class\u00e9 monument historique situ\u00e9 le long de la Lorze et pour la construction d'un nouveau b\u00e2timent adjacent de pr\u00e8s de 170 logements locatifs.<\/p>\n<h2>Le rendement augmente nettement<\/h2>\n<p>Au premier semestre 2019, Cham Group a r\u00e9alis\u00e9 un produit d'exploitation de 1,5 million, soit 37% de plus qu'au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente. Selon les indications de l'entreprise, cette augmentation est due \u00e0 des revenus locatifs plus \u00e9lev\u00e9s de 1,4 million (p\u00e9riode correspondante de l'ann\u00e9e pr\u00e9c\u00e9dente : 1,0 million), notamment en raison de la rente du droit de superficie pour le terrain Pavatex, acquis en septembre 2018 et adjacent au site Papieri. Les autres produits d'exploitation se sont \u00e9lev\u00e9s \u00e0 0,2 million (p\u00e9riode correspondante de l'ann\u00e9e pr\u00e9c\u00e9dente : 0,1 million).<\/p>\n<p>A la date d'\u00e9valuation du 30 juin 2019, la valeur du portefeuille immobilier a augment\u00e9 de 15,0 millions, poursuit la soci\u00e9t\u00e9 immobili\u00e8re. Les raisons principales sont les progr\u00e8s op\u00e9rationnels et une baisse du taux d'actualisation due au march\u00e9. En revanche, une r\u00e9\u00e9valuation significative de 45,5 millions a eu lieu au premier semestre 2018 apr\u00e8s l'entr\u00e9e en vigueur du plan d'am\u00e9nagement du site Papieri. La valeur totale du portefeuille immobilier s'\u00e9levait \u00e0 153,3 millions. Les fonds propres du Cham Group de 238,9 millions correspondent \u00e0 un ratio de fonds propres de 92%.<\/p>\n<h2>Christoph Caviezel, nouveau membre du CA<\/h2>\n<p>Lors de l'assembl\u00e9e g\u00e9n\u00e9rale du 30 avril, Christoph Caviezel a \u00e9t\u00e9 \u00e9lu nouveau membre du conseil d'administration de Cham Group.
