Compte tenu des loyers \u00e9galement en l\u00e9g\u00e8re baisse, le rapport prix\/loyer serait rest\u00e9 quasiment inchang\u00e9 : Au deuxi\u00e8me trimestre 2019, 31 loyers annuels \u00e9taient n\u00e9cessaires pour acqu\u00e9rir un bien immobilier comparable.<br \/>\nd'acqu\u00e9rir un logement en propri\u00e9t\u00e9.<\/p>\n<p>Selon l'enqu\u00eate, le rapport prix\/revenu a baiss\u00e9 pour le huiti\u00e8me trimestre cons\u00e9cutif. Pour acqu\u00e9rir un logement dans le segment de prix moyen, il fallait encore pr\u00e8s de 6,4 ann\u00e9es de revenu du m\u00e9nage. Les conditions de financement de plus en plus attrayantes ont contribu\u00e9 \u00e0 la dynamique de l'accession \u00e0 la propri\u00e9t\u00e9.<br \/>\nLes pr\u00eats hypoth\u00e9caires sont toutefois l\u00e9g\u00e8rement plus \u00e9lev\u00e9s qu'il y a un an.<\/p>\n<p>D'un point de vue r\u00e9gional, les plus grands d\u00e9s\u00e9quilibres se situent dans la r\u00e9gion de Zurich et en Suisse centrale. Mais selon la grande banque, il existe \u00e9galement des d\u00e9s\u00e9quilibres accrus dans les r\u00e9gions de B\u00e2le, Lausanne et Lugano.<\/p>\n<p>Les prix annonc\u00e9s des logements en propri\u00e9t\u00e9 ont continu\u00e9 \u00e0 baisser au cours du dernier trimestre. Compte tenu des loyers \u00e9galement en l\u00e9g\u00e8re baisse, le rapport prix\/loyer est rest\u00e9 quasiment inchang\u00e9 : Au deuxi\u00e8me trimestre 2019, 31 loyers annuels \u00e9taient n\u00e9cessaires pour acqu\u00e9rir un logement comparable. Cette valeur se situe toutefois toujours dans la zone de risque sup\u00e9rieure. Selon UBS, un niveau sup\u00e9rieur \u00e0 la moyenne du ratio prix d'achat\/loyer indique une forte d\u00e9pendance \u00e0 des taux d'int\u00e9r\u00eat toujours bas ou implique des attentes de futures hausses de prix.<\/p>\n<p><a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/ubs-swiss-real-estate-bubble-index-unveraendert-hoch\/\">Au deuxi\u00e8me trimestre 2017, l'indice de bulle
