Selon les indications du fonds, cette augmentation est due \u00e0 la location des appartements dans un immeuble agrandi \u00e0 Meyrin (GE), \u00e0 des achats dans les cantons de Vaud et de Gen\u00e8ve ainsi qu'\u00e0 des augmentations de loyers apr\u00e8s des r\u00e9novations. Le potentiel moyen d'augmentation des loyers des immeubles d'habitation s'\u00e9l\u00e8ve \u00e0 environ 56 CHF\/m2 par an, ajoute le fonds.<\/p>\n<p>Au 31 mars 2019, le portefeuille du fonds se compose de 50 immeubles d'habitation, de huit immeubles \u00e0 usage mixte et de cinq immeubles \u00e0 usage commercial ainsi que de nd quatre nouveaux projets de construction d'une valeur totale de 903 millions (790 millions l'ann\u00e9e pr\u00e9c\u00e9dente). Le taux d'endettement s'\u00e9l\u00e8ve \u00e0 23,6% (31 mars 2018 : 27,6%) avec un taux d'int\u00e9r\u00eat moyen de 1,25%.<\/p>\n<p>Au cours de l'exercice \u00e9coul\u00e9, le fonds a acquis un immeuble d'habitation \u00e0 Meyrin (GE) pour 8,1 millions, un immeuble \u00e0 usage commercial \u00e0 Renens (VD) pour 27,7 millions et un immeuble \u00e0 usage mixte \u00e0 Vevey (VD) pour CHF 12,35 millions. En outre, une autre partie du projet de construction Oassis \u00e0 Crissier (Lausanne\/VD) et le projet de construction City-Gate au centre de B\u00e2le-Ville ont \u00e9t\u00e9 acquis.<\/p>\n<p>La distribution par part passe de 3,50 \u00e0 3,85 CHF, soit une augmentation de 10% (payout ratio 90.97%).<\/p>\n<p>En outre, le fonds annonce pour septembre une augmentation de capital d'un volume de 60 \u00e0 80 millions.
