Il est pr\u00e9vu d'\u00e9mettre un maximum de 157 080 nouvelles parts. L'objectif de cette \u00e9mission est d'augmenter la liquidit\u00e9 des titres, d'\u00e9largir le cercle des investisseurs, de r\u00e9duire le taux de financement externe et de financer les projets phares en cours, indique la soci\u00e9t\u00e9 de fonds. Les nouveaux fonds propres devraient \u00eatre enti\u00e8rement investis lors de la lib\u00e9ration, pr\u00e9vue pour le 28 juin prochain, ajoute le communiqu\u00e9.<\/p>\n<p>Selon les donn\u00e9es d'Akara Funds, 628.320 parts sont actuellement en circulation, r\u00e9parties entre 73 investisseurs au total. Les trois plus gros investisseurs d\u00e9tiennent environ 44%, les cinq plus gros investisseurs environ 55% et les dix plus gros investisseurs environ 72%.<\/p>\n<p>A la fin de l'exercice \u00e9coul\u00e9, la fortune totale du fonds s'\u00e9levait \u00e0 764,81 millions, soit 134% de plus qu'en 2017. La valeur v\u00e9nale des terrains est chiffr\u00e9e \u00e0 750,99 millions et la fortune nette du fonds \u00e0 679,80 millions. Les r\u00e9\u00e9valuations et les achats partiels en dessous de la valeur du march\u00e9 ont entra\u00een\u00e9 une r\u00e9\u00e9valuation de 5,42 millions, soit 0,85%.<\/p>\n<p>Les recettes ont consid\u00e9rablement augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente : elles ont progress\u00e9 de 136% pour atteindre 40,31 millions. Une grande partie de ce montant provient des revenus locatifs, qui s'\u00e9l\u00e8vent \u00e0 22,75 millions. En d\u00e9duisant les charges, on obtient un revenu net de 33,10 millions, selon Akara Funds.<\/p>\n<p>Selon la soci\u00e9t\u00e9 de fonds, le rendement des placements s'est \u00e9lev\u00e9 \u00e0 6,01% au cours de l'exercice \u00e9coul\u00e9, contre 6,05% l'ann\u00e9e pr\u00e9c\u00e9dente. Le rendement distribu\u00e9 est chiffr\u00e9 \u00e0 4,04%, soit 0,02% point de plus qu'en 2017.<\/p>\n<p>Au cours de l'exercice 2018, 29 objets ont \u00e9t\u00e9 authentifi\u00e9s, dont 27 sont devenus la propri\u00e9t\u00e9 d'Akara Diversity PK. A la fin de l'ann\u00e9e, le fonds d\u00e9tenait donc 61 objets authentifi\u00e9s, soit 58 avec environ 840 appartements et 120 600 m\u00b2 de surface commerciale. Si l'on inclut les \u00e9v\u00e9nements post\u00e9rieurs \u00e0 la date de cl\u00f4ture du bilan, le fonds Akara Diversity PK comprend actuellement 68 objets authentifi\u00e9s dont la valeur apr\u00e8s l'ach\u00e8vement des constructions est sup\u00e9rieure \u00e0 1,2 milliard.
