Ces derni\u00e8res ann\u00e9es, des possibilit\u00e9s d'investissement ont vu le jour avec les plateformes de crowdfunding, qui visent notamment \u00e0 attirer les petits investisseurs. En outre, les premi\u00e8res tentatives de mise en place de v\u00e9hicules bas\u00e9s sur la blockchain sont en cours dans le secteur. Markus Schmidiger de l'IFZ Institut f\u00fcr Finanzdienstleistungen Zug au d\u00e9but du 75e Schweizer Immobiliengespr\u00e4ch au restaurant Metropol \u00e0 Zurich, qui a attir\u00e9 de nombreux participants.<\/p>\n<p><strong>Du mod\u00e8le de la copropri\u00e9t\u00e9 \u00e0 l'\"\u00e9cosyst\u00e8me immobilier\".<\/strong><\/p>\n<p>Pour Zef Gjeloshi, Managing Director Real Estate Acquisition &amp; Investment Management chez Crowdhouse, Zurich, le crowdfunding est dans l'air du temps. Fond\u00e9e il y a \u00e0 peine quatre ans, la plateforme a permis de financer plus de 100 biens immobiliers pour un volume de transactions de 680 millions de CHF. Du point de vue de Gjeloshi, le mod\u00e8le de copropri\u00e9t\u00e9 de Crowdhouse rend \"plus facile que jamais de devenir propri\u00e9taire d'un immeuble de rapport inscrit au registre foncier\". Les prochaines \u00e9tapes de d\u00e9veloppement envisag\u00e9es consistent \u00e0 transformer Crowdhouse en un \"\u00e9cosyst\u00e8me immobilier num\u00e9rique\" complet, parmi lequel Gjeloshi compte entre autres la plateforme de vente d\u00e9j\u00e0 \u00e9tablie pour le march\u00e9 secondaire, par laquelle 20 transactions immobili\u00e8res ont \u00e9t\u00e9 r\u00e9alis\u00e9es.<\/p>\n<p><strong>Vision de transactions blockchain sans interm\u00e9diaire<\/strong><\/p>\n<p>Brigitte Luginb\u00fchl, CEO de la soci\u00e9t\u00e9 Crypto Real Estate AG (CREAG) \u00e0 Zoug, a pr\u00e9sent\u00e9 les objectifs de son entreprise, \u00e0 savoir pouvoir un jour n\u00e9gocier et transf\u00e9rer des valeurs immobili\u00e8res au moyen de la blockchain et sans aucun interm\u00e9diaire comme les courtiers ou les banques. Le traitement via une \"base de donn\u00e9es commune d\u00e9centralis\u00e9e\" est \"bien plus qu'un simple affichage num\u00e9rique de la fortune\". Luginb\u00fchl a r\u00e9pondu aux craintes que la blockchain et les cryptomonnaies puissent \u00eatre utilis\u00e9es pour le blanchiment d'argent ou d'autres activit\u00e9s ill\u00e9gales : \"La technique n'est pas l\u00e0 pour contourner les r\u00e8gles\". Pour elle, les avantages des transactions immobili\u00e8res bas\u00e9es sur la blockchain et les tokens vis\u00e9es par CREAG r\u00e9sident dans les faibles co\u00fbts de transaction, une plus grande liquidit\u00e9 sur le march\u00e9 secondaire ainsi que dans les lots plus petits par investissement, qui seraient ainsi ouverts \u00e0 tout investisseur priv\u00e9 - et pour cela, son entreprise veut mettre \u00e0 disposition la technique n\u00e9cessaire.<\/p>\n<p><strong>\"Le secteur des fonds r\u00e9glement\u00e9s offre une s\u00e9curit\u00e9\"<\/strong><\/p>\n<p>Urs F\u00e4s, Managing Director, Head Investment Products, Real Estate - Switzerland chez UBS Asset Management, a d'abord \u00e9voqu\u00e9 la longue histoire des fonds immobiliers suisses, qui remonte \u00e0 1943, une classe d'actifs qui se distingue par \"des rendements constants \u00e0 long terme malgr\u00e9 les fluctuations des prix de l'immobilier\". Pour F\u00e4s, les fonds immobiliers marquent des points gr\u00e2ce \u00e0 la transparence de la classe d'actifs r\u00e9glement\u00e9e, \u00e0 des revenus locatifs constants ou \u00e0 un cash-flow constant - les investisseurs peuvent compter sur des distributions r\u00e9guli\u00e8res. De plus, le droit l\u00e9gal de rachat des parts de fonds est important et offre une s\u00e9curit\u00e9 suppl\u00e9mentaire aux investisseurs.<\/p>\n<p><strong>Pour et contre - Crowdinvestments et blockchain<\/strong><\/p>\n<p>C'est justement sur le th\u00e8me de la s\u00e9curit\u00e9 que l'avocat Andreas F. V\u00f6geli, partenaire du cabinet zurichois Niederer Kraft Frey, voit les diff\u00e9rences entre le secteur des fonds et celui du crowdinvest. Selon lui, la classification juridique des v\u00e9hicules de crowdinvest est tout \u00e0 fait diff\u00e9rente, alors que les fonds immobiliers ont \u00e9t\u00e9 soumis au fil du temps \u00e0 des r\u00e9glementations fortes et strictes - surtout dans le sens de la protection des investisseurs. Pour les crowdinvestments actuels, encore relativement r\u00e9cents, beaucoup d\u00e9pend en revanche de la mani\u00e8re dont se pr\u00e9sente exactement la \"qualification des relations contractuelles entre les participants\". Les plateformes de crowdinvest se voient par exemple accorder des pouvoirs \u00e9tendus, ce qui conduit souvent \u00e0 des repr\u00e9sentations doubles ou multiples. A cela s'ajoute le fait qu'il n'y a gu\u00e8re de participation aux d\u00e9cisions concernant les documents contractuels et que l'on soup\u00e7onne certains prestataires de faire des \"promesses de rendement d\u00e9loyales\".
