L'activit\u00e9 principale, l'immobilier, y a contribu\u00e9 \u00e0 hauteur de 509,2 millions, soit 6,4% ou 30,8 millions de plus que l'ann\u00e9e pr\u00e9c\u00e9dente. Cette augmentation est principalement due \u00e0 des revenus plus \u00e9lev\u00e9s provenant de la location et du d\u00e9veloppement d'immeubles et de projets, indique Swiss Prime Site. Avec 11,2 milliards, la valeur de march\u00e9 des 190 immeubles a augment\u00e9 de 5,4% ou 571,3 millions. Le rendement net s'\u00e9l\u00e8ve \u00e0 3,6%. Le taux de vacance du portefeuille s'est \u00e9lev\u00e9 \u00e0 4,8%, contre 5,2% l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Les revenus du secteur Services ont augment\u00e9 de 4,8% et ont atteint 790,7 millions (ann\u00e9e pr\u00e9c\u00e9dente : 754,6 millions). Wincasa a augment\u00e9 le produit des services immobiliers de 142,2 \u00e0 144,4 millions. La valeur de march\u00e9 du portefeuille g\u00e9r\u00e9 s'\u00e9l\u00e8ve \u00e0 environ 68 milliards. Tertianum dispose d\u00e9sormais de 77 sites dans toute la Suisse. Les revenus du secteur Vie \u00e0 la retraite ont augment\u00e9 de 10,2% pour atteindre 396,9 millions.<\/p>\n<p>Jelmoli annonce un recul des revenus : sur les surfaces g\u00e9r\u00e9es en propre, les revenus ont baiss\u00e9 de 136,2 \u00e0 131,3 millions. Swiss Prime Site Solutions a \u00e9galement g\u00e9n\u00e9r\u00e9 moins de revenus en 2018 que l'ann\u00e9e pr\u00e9c\u00e9dente : le produit s'est \u00e9lev\u00e9 \u00e0 8,5 millions, contre 9,9 millions en 2017. Le patrimoine immobilier de la fondation de placement Swiss Prime, g\u00e9r\u00e9e par Swiss Prime Site Solutions, s'\u00e9l\u00e8ve \u00e0 environ 1,6 milliard.<\/p>\n<h2>R\u00e9sultat d'exploitation en hausse, principalement gr\u00e2ce au secteur immobilier<\/h2>\n<p>Le r\u00e9sultat d'exploitation (EBIT) de Swiss Prime Site a progress\u00e9 de 470,6 \u00e0 478,6 millions au cours de la p\u00e9riode sous revue. Ce chiffre comprend des r\u00e9\u00e9valuations de 67,6 millions (ann\u00e9e pr\u00e9c\u00e9dente : 65,9 millions). L'EBIT sans r\u00e9\u00e9valuations a atteint 411,1 millions (ann\u00e9e pr\u00e9c\u00e9dente : 404,8 millions).  L'activit\u00e9 principale, l'immobilier (+2,1%), s'est toujours taill\u00e9 la part du lion dans ce r\u00e9sultat, a pr\u00e9cis\u00e9 Swiss Prime Site.<\/p>\n<p>Les revenus locatifs ont augment\u00e9 et des projets ont \u00e9t\u00e9 vendus avec succ\u00e8s, ajoute le communiqu\u00e9. Au total, les ventes ont g\u00e9n\u00e9r\u00e9 des b\u00e9n\u00e9fices avant imp\u00f4ts de 33,9 millions. Les charges d'exploitation du segment immobilier ont cependant augment\u00e9 de 40,5 \u00e0 165,1 millions, principalement en raison des d\u00e9penses li\u00e9es aux d\u00e9veloppements immobiliers vendus, selon les indications de l'entreprise.<\/p>\n<p>Le segment des services a enregistr\u00e9 un l\u00e9ger recul de l'EBIT, qui est pass\u00e9 de 48,6 \u00e0 47,6 millions. Les charges d'exploitation du segment ont augment\u00e9 de 705,7 \u00e0 742,6 millions, selon les indications fournies. Les raisons en sont principalement l'augmentation des charges de personnel et des amortissements, indique Swiss Prime Site.<\/p>\n<h2>B\u00e9n\u00e9fice en hausse<\/h2>\n<p>Au final, Swiss Prime Site a r\u00e9alis\u00e9 un b\u00e9n\u00e9fice de 310,9 millions en 2018, contre 305,5 millions l'ann\u00e9e pr\u00e9c\u00e9dente, respectivement 287,8 millions sans les r\u00e9\u00e9valuations et les imp\u00f4ts diff\u00e9r\u00e9s (307,4 millions l'ann\u00e9e pr\u00e9c\u00e9dente). Des am\u00e9liorations op\u00e9rationnelles des soci\u00e9t\u00e9s du groupe et des b\u00e9n\u00e9fices r\u00e9currents issus de la vente de d\u00e9veloppements immobiliers et d'immeubles ont compens\u00e9 la hausse des co\u00fbts li\u00e9e \u00e0 la croissance, indique l'entreprise.<\/p>\n<p>Le b\u00e9n\u00e9fice par action (BPA) s'est \u00e9lev\u00e9 \u00e0 4,27 CHF pour l'exercice 2018, comme pour l'exercice pr\u00e9c\u00e9dent. Hors r\u00e9\u00e9valuations et imp\u00f4ts diff\u00e9r\u00e9s, le BPA a atteint 3,95 CHF, contre 4,30 CHF pour l'exercice 2017. Le dividende devrait s'\u00e9lever \u00e0 3,80 CHF par action.<\/p>\n<p>Pour 2019, Swiss Prime Site s'attend \u00e0 des r\u00e9sultats stables tant au niveau des recettes que du b\u00e9n\u00e9fice, poursuit le communiqu\u00e9. La gestion des actifs, du portefeuille et des logements vacants ainsi que la r\u00e9alisation de projets de d\u00e9veloppement devraient y contribuer.
