La diminution de 1,5 million ou 0,8% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente r\u00e9sulte principalement de la baisse des revenus issus de la vente d'appartements en PPE : Il a diminu\u00e9 de 9,1 \u00e0 10,5 millions (2017 : 19,6 millions).<\/p>\n<p>Selon les donn\u00e9es, les revenus immobiliers ont en revanche augment\u00e9 de 6,9 \u00e0 279,4 millions (2017 : CHF 272,5 millions), les prestations propres activ\u00e9es ont augment\u00e9 de 2,0 \u00e0 4,6 millions (2017 : 2,6 millions). Les autres produits ont augment\u00e9 de 1,2 \u00e0 3,5 millions (2017 : 2,4 millions). Le b\u00e9n\u00e9fice par action (sans les r\u00e9sultats immobiliers), qui constitue la base de la distribution des dividendes, s'est \u00e9lev\u00e9 \u00e0 3,84 CHF (2017 : 3,87).<\/p>\n<p>Selon PSP Swiss Property, les charges d'exploitation ont augment\u00e9 de 2,7 millions pour atteindre 58,6 millions (2017 : 55,9 millions). Les charges financi\u00e8res ont baiss\u00e9 de 2,4 \u00e0 22,0 millions (2017 : 24,4 millions).<\/p>\n<h2>Nette augmentation du b\u00e9n\u00e9fice net<\/h2>\n<p>Le b\u00e9n\u00e9fice net (y compris les r\u00e9sultats des immeubles) s'est \u00e9lev\u00e9 \u00e0 308,2 millions, soit 51,3 millions de plus que l'ann\u00e9e pr\u00e9c\u00e9dente (256,9 millions). Cette augmentation r\u00e9sulte principalement de la revalorisation du portefeuille de 166,7 millions (2017 : 83,3 millions). Parall\u00e8lement, les charges fiscales ont augment\u00e9 de 34,6 millions pour atteindre 78,4 millions (2017 : 43,8 millions). L'entreprise souligne toutefois qu'en 2017, le nouveau taux d'imposition des entreprises plus bas dans le canton de Vaud a \u00e9t\u00e9 pris en compte pour la premi\u00e8re fois. Il en a r\u00e9sult\u00e9 un effet positif (dissolution d'imp\u00f4ts diff\u00e9r\u00e9s) de 17,0 millions en 2017. Le b\u00e9n\u00e9fice par action (y compris les r\u00e9sultats des immeubles) s'est \u00e9lev\u00e9 \u00e0 6,72 CHF (2017 : 5,60).<\/p>\n<p>Fin 2018, les fonds propres par action (Net Asset Value ; NAV) s'\u00e9levaient \u00e0 90,63 CHF, contre 86,96 CHF fin 2017. La NAV avant d\u00e9duction des imp\u00f4ts diff\u00e9r\u00e9s s'\u00e9levait \u00e0 109,20 CHF (fin 2017 : 104,22). Le ratio de fonds propres est indiqu\u00e9 \u00e0 54,6% (fin 2017 : 54,0%).<\/p>\n<h2>La valeur du portefeuille augmente<\/h2>\n<p>La valeur au bilan de l'ensemble du portefeuille s'\u00e9levait fin 2018 \u00e0 environ 7,44 milliards, indique encore PSP Swiss Property. Fin 2017, cette valeur \u00e9tait encore d'environ 7,05 milliards. Le taux de vacance \u00e9tait de 5,0% fin 2018, soit nettement moins que la valeur de 8,2 % de l'ann\u00e9e pr\u00e9c\u00e9dente. Parmi les raisons de cette \u00e9volution positive, l'entreprise cite plusieurs nouvelles locations ainsi que la vente de l'immeuble situ\u00e9 au 8\/10 de l'av. des Morgines au Petit-Lancy (Gen\u00e8ve). Sur le taux d'inoccupation total, 1,1 point de pourcentage est d\u00fb aux travaux de r\u00e9novation en cours. Sur les baux arrivant \u00e0 \u00e9ch\u00e9ance en 2019 (31,0 millions), 70% avaient \u00e9t\u00e9 renouvel\u00e9s fin 2018. Le WAULT (weighted average unexpired lease term) de l'ensemble du portefeuille \u00e9tait de 4,5 ans. Le WAULT des dix plus grands locataires, qui repr\u00e9sentent environ 30% des revenus locatifs, \u00e9tait de 6,2 ans.<\/p>\n<p>PSP Swiss Property annonce \u00e9galement que le reste des surfaces de vente du projet \"Rue du March\u00e9\" \u00e0 Gen\u00e8ve a \u00e9t\u00e9 r\u00e9cemment lou\u00e9 au magasin traditionnel genevois Aeschbach, ce qui signifie que toutes les surfaces sont d\u00e9sormais pr\u00e9-lou\u00e9es. La r\u00e9novation compl\u00e8te de cet immeuble durera jusqu'en 2020. Le locataire principal est l'exploitant h\u00f4telier citizenM, qui ouvrira dans l'immeuble un h\u00f4tel-boutique de 144 chambres.<\/p>\n<h2>Le dividende devrait augmenter<\/h2>\n<p>Le conseil d'administration propose pour l'exercice 2018 une augmentation du dividende ordinaire de 3,50 CHF par action (ann\u00e9e pr\u00e9c\u00e9dente : 3,40). Par rapport au b\u00e9n\u00e9fice (sans les r\u00e9sultats des immeubles), cela correspondrait \u00e0 un payout ratio de 91,1% ; par rapport au cours de fin d'ann\u00e9e 2018 de 96,85 CHF, cela donnerait un rendement de 3,6%.<\/p>\n<p>Pour l'exercice 2019, PSP Swiss Property s'attend \u00e0 une bonne demande de bureaux. La demande se concentrera plut\u00f4t sur les sites situ\u00e9s au centre ou facilement accessibles. Pour les surfaces commerciales, un ralentissement conjoncturel devrait avoir un effet n\u00e9gatif suppl\u00e9mentaire, les magasins situ\u00e9s en p\u00e9riph\u00e9rie \u00e9tant plus touch\u00e9s que ceux situ\u00e9s dans les centres \u00e9conomiques. Sur le march\u00e9 des transactions, il ne faut gu\u00e8re s'attendre \u00e0 un ralentissement de la demande des acheteurs d'immeubles de bureaux et de commerces.<\/p>\n<p>La soci\u00e9t\u00e9 immobili\u00e8re entend continuer \u00e0 mettre l'accent sur la modernisation de certains immeubles, le d\u00e9veloppement de sites et de projets ainsi que sur les activit\u00e9s de location en cours. Pour l'exercice 2019, l'entreprise pr\u00e9voit un Ebitda (sans les r\u00e9sultats des immeubles) de 250 millions (2018 : 241,7 millions).
