La valeur v\u00e9nale des immeubles a augment\u00e9 d'environ 3,80 \u00e0 3,83 millions de CHF. Le taux de financement externe s'\u00e9l\u00e8ve \u00e0 5,4 pour cent (ann\u00e9e pr\u00e9c\u00e9dente : 5,6 %). Le taux de perte de loyer a baiss\u00e9 de 7,6 \u00e0 5,8 pour cent. La distribution reste constante \u00e0 50,00 CHF. Avec un taux de frais d'exploitation du fonds Market Value (TERREF MV) de 0,5 pour cent, le CS 1a Immo PK est l'un des fonds immobiliers les moins chers du march\u00e9, indique le Credit Suisse.<\/p>\n<p>Le CS REF Interswiss a augment\u00e9 le rendement de ses placements de 4,0 \u00e0 4,8 pour cent au cours de l'exercice ; la distribution reste constante \u00e0 8,40 CHF. Dans l'ensemble, le fonds a enregistr\u00e9 une marche des affaires stable, explique-t-on au Credit Suisse. L'\u00e9t\u00e9 a \u00e9t\u00e9 marqu\u00e9 par la <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/spreitenbach-plaene-fuer-neues-quartier-neumatt-vorgestellt\/\">Jury pour le mandat d'\u00e9tude Neumatt \u00e0 Spreitenbach<\/a> une \u00e9tape importante a \u00e9t\u00e9 franchie dans ce projet de d\u00e9veloppement.<\/p>\n<p>Le rendement des placements du CS REF LogisticsPlus a l\u00e9g\u00e8rement baiss\u00e9, passant de 4,43 \u00e0 4,41%. Lors de l'\u00e9mission en septembre 2018, le fonds a re\u00e7u 127,2 millions qui seront investis dans la poursuite du d\u00e9veloppement du portefeuille. Au 30 septembre 2018, la valeur v\u00e9nale du portefeuille \u00e9tait de 401,9 millions, soit environ 25 pour cent de plus que la valeur v\u00e9nale de l'ann\u00e9e pr\u00e9c\u00e9dente (321,0 millions).  Parmi les acquisitions figurent le projet Parking Kunstmuseum Basel, qui disposera \u00e0 son ach\u00e8vement de 350 places de stationnement sur quatre \u00e9tages, et l'immeuble Tramont Halle, situ\u00e9 au 6\/8 de la Eduard-Imhof-Strasse \u00e0 Zurich Oerlikon. Les revenus locatifs du fonds sont pass\u00e9s de 16,0 \u00e0 19,4 millions. La distribution reste stable \u00e0 3,90 CHF pour l'exercice cl\u00f4tur\u00e9 2017\/18.<\/p>\n<p>Le CS REF Siat a cl\u00f4tur\u00e9 l'exercice 2017\/18 avec un rendement des placements de 5,3 pour cent, contre 5,51 pour cent l'ann\u00e9e pr\u00e9c\u00e9dente. La distribution reste stable \u00e0 5,40 CHF par part. La valeur v\u00e9nale des immeubles du fonds a augment\u00e9 \u00e0 plus de trois milliards de CHF. Comme l'indique le Credit Suisse, le projet partiel Giessenhof \u00e0 D\u00fcbendorf a d\u00e9marr\u00e9 avec succ\u00e8s la phase de location au cours du dernier exercice.
