La notation n'est actuellement que provisoire, car le fonds a \u00e9t\u00e9 lanc\u00e9 en d\u00e9cembre 2016 et ne dispose donc pas encore de l'historique minimum de deux exercices enti\u00e8rement cl\u00f4tur\u00e9s, indique Scope.<\/p>\n<p>L'agence de notation estime que la diversification sectorielle vis\u00e9e dans la phase de constitution est \"d\u00e9j\u00e0 mise en \u0153uvre de mani\u00e8re tr\u00e8s cons\u00e9quente\". Dans une deuxi\u00e8me phase de constitution du portefeuille, la diversification r\u00e9gionale doit maintenant \u00eatre poursuivie. Scope juge en outre positive l'int\u00e9gration dans le groupe Swiss Life : avec environ 1 300 collaborateurs r\u00e9partis sur 26 sites, Swiss Life Asset Managers Real Estate dispose d'un r\u00e9seau tr\u00e8s \u00e9tendu, et les \u00e9quipes de transaction pourraient soutenir une mise en \u0153uvre rapide de la strat\u00e9gie d'investissement.<\/p>\n<p>Scope juge positive la politique d'achat men\u00e9e jusqu'\u00e0 pr\u00e9sent. Des achats ont certes \u00e9t\u00e9 effectu\u00e9s dans des zones p\u00e9riph\u00e9riques d'agglom\u00e9rations ; mais celles-ci sont principalement caract\u00e9ris\u00e9es par une croissance d\u00e9mographique et sont bien desservies par les transports.<\/p>\n<h2>Une performance sup\u00e9rieure aux pr\u00e9visions, mais encore de la marge en mati\u00e8re de durabilit\u00e9<\/h2>\n<p>Selon le gestionnaire d'actifs, la performance du fonds selon la m\u00e9thode BVI devrait \u00eatre sup\u00e9rieure \u00e0 2,5 pour cent par an. Le premier exercice raccourci (du 22.12.2016 au 30.06.2017) a \u00e9t\u00e9 cl\u00f4tur\u00e9 \u00e0 0,5 pour cent. A la cl\u00f4ture du premier exercice complet, le 30 juin 2018, la valeur cible pr\u00e9vue a \u00e9t\u00e9 nettement d\u00e9pass\u00e9e avec un rendement de 3,6 pour cent. Le rendement a \u00e9galement \u00e9t\u00e9 soutenu par des augmentations de valeur qui se sont \u00e9lev\u00e9es \u00e0 170 points de base au cours du dernier exercice. Actuellement, le rendement annuel BVI s'\u00e9l\u00e8ve \u00e0 3,7 pour cent au 31.10.2018, indique Scope.<\/p>\n<p>L'\u00e9valuation de la durabilit\u00e9 est toutefois nettement inf\u00e9rieure \u00e0 la moyenne du groupe de r\u00e9f\u00e9rence, selon Scope. Les aspects de durabilit\u00e9 devraient toutefois \u00eatre davantage pris en compte \u00e0 l'avenir, tant dans l'approche de gestion des risques que dans les d\u00e9cisions de placement. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/swiss-life-am-verpflichtet-sich-zur-nachhaltigkeit\/\">Cet \u00e9t\u00e9, Swiss Life Asset Managers a sign\u00e9 les Principes pour l'investissement responsable des Nations Unies (UNPRI) et est \u00e9galement devenu membre du Global Real Estate Sustainability Benchmark (GRESB). <\/a><\/p>\n<p>En ce qui concerne la structure financi\u00e8re, le fonds obtient, selon Scope, une \u00e9valuation l\u00e9g\u00e8rement sup\u00e9rieure \u00e0 la moyenne par rapport au groupe de r\u00e9f\u00e9rence des fonds ouverts au public. Le placement des liquidit\u00e9s est peu risqu\u00e9. Avec 19,9%, le taux de financement externe est l\u00e9g\u00e8rement sup\u00e9rieur \u00e0 la moyenne des fonds ouverts europ\u00e9ens. Il n'y a pas de risque de change en raison des investissements actuels limit\u00e9s aux pays de la zone euro et d'un financement congruent en euros.<\/p>\n<p>Selon Scope, la notation se base sur la fourniture d'un grand nombre de donn\u00e9es par le gestionnaire d'actifs et sur un entretien suppl\u00e9mentaire avec la direction du fonds. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>L'agence de notation Scope attribue au fonds immobilier public ouvert Swiss Life Living and Working une notation provisoire de (P) a+ (AIF).
