Trois experts chevronn\u00e9s du secteur de l'immobilier ont pr\u00e9sent\u00e9 dans leurs expos\u00e9s la mani\u00e8re dont l'IoT se refl\u00e8te d\u00e9j\u00e0 aujourd'hui dans le quotidien de l'immobilier et les opportunit\u00e9s qu'ils entrevoient pour l'avenir.<\/p>\n<p><strong>\"Technologie de capteur mature disponible\"<\/strong><\/p>\n<p>Pour Thomas Stadler (CDO chez Bouygues Energies &amp; Services Suisse SA), premier intervenant de la soir\u00e9e, l'IoT est avant tout un nouveau monde de capteurs et d'appareils de mesure. Les nouvelles donn\u00e9es collect\u00e9es peuvent \u00eatre utilis\u00e9es pour obtenir de nouvelles informations, analyser l'utilisation des b\u00e2timents et am\u00e9liorer l'efficacit\u00e9 de la gestion immobili\u00e8re. \"Avec relativement peu d'efforts, nous pouvons installer ces petits capteurs partout. Nous avons soudainement de nouveaux appareils et b\u00e2timents intelligents\", a d\u00e9clar\u00e9 M. Stadler, dont la pr\u00e9sentation incluait la nouvelle unit\u00e9 commerciale de Bouygues, InTec. \"Nous disposons d\u00e9j\u00e0 aujourd'hui d'une technologie de capteurs sophistiqu\u00e9e qui nous permet d'appliquer des solutions IoT et de b\u00e2timents intelligents. La technologie n'est d\u00e9finitivement plus le facteur limitant dans l'exploitation des b\u00e2timents.\" Les principaux obstacles se situent encore du c\u00f4t\u00e9 humain : la connexion entre l'IdO et les investisseurs ou les propri\u00e9taires de b\u00e2timents fait encore d\u00e9faut. Dans de nombreux cas, les nouveaux services et avantages qu'apportent les nouveaux appareils de mesure sont encore mal connus. En d\u00e9finitive, l'implication des nouvelles technologies et la volont\u00e9 au plus haut niveau de gestion font d\u00e9faut dans de nombreux endroits.<\/p>\n<p><strong>\"Loin de l'orientation vers la performance\".<\/strong><\/p>\n<p>Michael Rieder, responsable des services num\u00e9riques immobiliers chez Swiss Post Real Estate Management and Services AG, est d'accord avec Stadler et explique : \" Nous devons changer notre \u00e9tat d'esprit. \" La Poste, qui est l'un des plus grands fournisseurs de services de gestion d'installations et qui poss\u00e8de un portefeuille immobilier de plus de 2 000 propri\u00e9t\u00e9s, est \u00e9galement confront\u00e9e \u00e0 la t\u00e2che colossale de rendre son parc immobilier intelligent. \"Nous travaillons sur ce projet depuis trois ans\", d\u00e9clare M. Rieder, \"et il nous faudra probablement encore beaucoup de temps pour le mettre en \u0153uvre. Il voit dans la gestion immobili\u00e8re un \u00e9norme potentiel de valeur ajout\u00e9e, dont il faut tirer parti. \u00c0 l'avenir, le principal avantage sera dans le domaine du BIM (Building Information Modelling), a pr\u00e9dit M. Rieder. C'est pourquoi la Poste, en tant qu'entreprise publique, mise depuis longtemps sur les innovations internes. Avec IntelliClean, elle a cr\u00e9\u00e9 un nouveau produit qui, gr\u00e2ce \u00e0 l'utilisation intelligente de capteurs, a permis de r\u00e9duire le besoin de nettoyage de 15 % dans les douze b\u00e2timents test\u00e9s. En 2019, 30 autres propri\u00e9t\u00e9s postales devraient pouvoir \u00eatre exploit\u00e9es plus efficacement gr\u00e2ce \u00e0 IntelliClean, a annonc\u00e9 Rieder. Il a \u00e9galement demand\u00e9 que l'on abandonne l'approche purement \"ax\u00e9e sur les t\u00e2ches\" de l'exploitation des b\u00e2timents au profit d'un \"service \u00e0 la demande\".<\/p>\n<p><strong>Nombreux domaines d'application de l'IdO dans le secteur de l'immobilier<\/strong><\/p>\n<p>Gerald Kremer, <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/credit-suisse-am-beruft-chief-digital-officer\/\">Nouveau Chief Digital Officer Global Real Estate chez Credit Suisse Asset Management AG depuis octobre 2018.<\/a>a soulign\u00e9 qu'actuellement, seul un pour cent environ des objets qui pourraient potentiellement faire partie de l'internet des objets sont d\u00e9j\u00e0 connect\u00e9s \u00e0 l'internet. Mais selon les pr\u00e9visions, d'ici 2020, il y aura \"plus d'objets que de personnes sur l'internet\". D'ici l\u00e0, un total d'environ 50 milliards d'objets seront \"en ligne\". Dans le secteur de l'immobilier, le march\u00e9 des b\u00e2timents intelligents atteindra un volume de 36 milliards de francs suisses. Dans le m\u00eame temps, les entreprises doivent admettre que 75 % de tous les projets IoT prennent deux fois plus de temps que pr\u00e9vu au d\u00e9part. Il n'est donc pas surprenant que l'\"Internet des objets\" ne devrait pas atteindre le plateau de productivit\u00e9 avant 2023 (selon le Hype Cycle 2o18 de Gartner). Pour les investisseurs et les gestionnaires d'actifs, Kremer voit trois principaux domaines d'application de l'IoT. Dans le domaine de la gestion immobili\u00e8re et des installations, par exemple, le Credit Suisse consid\u00e8re que l'optimisation de l'efficacit\u00e9 \u00e9nerg\u00e9tique, l'exploitation pr\u00e9dictive des b\u00e2timents et les processus de facturation enti\u00e8rement automatis\u00e9s (\"smart metering\") sont les plus importants. En outre, la relation entre le bien et l'utilisateur devient plus interactive, gr\u00e2ce aux applications pour locataires, par exemple. Enfin, les applications IoT ouvrent \u00e9galement la voie \u00e0 des mod\u00e8les commerciaux totalement nouveaux, par exemple \u00e0 l'interface entre les secteurs de l'immobilier et de
