En effet, au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, la vente d'appartements en copropri\u00e9t\u00e9 avait g\u00e9n\u00e9r\u00e9 des recettes sup\u00e9rieures de 9,4 millions. Durant la p\u00e9riode sous revue, les revenus immobiliers se sont am\u00e9lior\u00e9s de 4,7 millions pour atteindre 208,9 millions. L'augmentation r\u00e9sulte en premier lieu de la vente d'immeubles de bureaux. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/psp-kauf-von-rothschild-immobilien\/\">Acquisition du portefeuille Rothschild<\/a> avec des immeubles en Suisse romande et au Tessin.<\/p>\n<p>Le b\u00e9n\u00e9fice net (y compris les effets d'\u00e9valuation) a nettement progress\u00e9 par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, atteignant 220,3 millions, contre 164,8 millions au cours des trois premiers trimestres de 2017. Cette hausse r\u00e9sulte principalement d'une r\u00e9\u00e9valuation de 107,6 millions, indique PSP. Sur cette somme, 91,5 millions provenaient de l'\u00e9valuation du portefeuille \u00e0 la mi-2018 et 16 millions de la r\u00e9\u00e9valuation de l'immeuble de placement Grosspeter Tower \u00e0 B\u00e2le et de l'immeuble en d\u00e9veloppement Atmos \u00e0 Zurich-Ouest \u00e0 la fin septembre 2018.<\/p>\n<h2>Le projet de la place de la gare \u00e0 Zurich va \u00eatre retard\u00e9<\/h2>\n<p>Le <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/zuerich-psp-baut-abgebrannte-haeuser-wieder-auf\/\">projet Bahnhofquai\/-platz \u00e0 Zurich, endommag\u00e9 par un grand incendie<\/a> a \u00e9t\u00e9 soumise \u00e0 une analyse de valeur, ce qui n'a toutefois pas entra\u00een\u00e9 de diff\u00e9rence d'\u00e9valuation, poursuit PSP. La soci\u00e9t\u00e9 immobili\u00e8re souhaite conserver les fa\u00e7ades class\u00e9es encore existantes et reconstruire les b\u00e2timents avec leur aspect actuel. En l'\u00e9tat actuel des connaissances, la premi\u00e8re \u00e9tape sera retard\u00e9e d'environ un an et demi et les travaux dureront jusqu'\u00e0 mi-2021.<\/p>\n<p>A la date de cl\u00f4ture fin septembre 2018, les fonds propres par action (Net Asset Value, NAV) s'\u00e9levaient \u00e0 88,61 CHF (fin 2017 : 86,96 CHF). La NAV avant d\u00e9duction des imp\u00f4ts diff\u00e9r\u00e9s s'\u00e9levait \u00e0 106,71 CHF (fin 2017 : 104,22 CHF).<\/p>\n<p>La valeur au bilan de l'ensemble du portefeuille s'\u00e9levait fin septembre 2018 \u00e0 environ 7,4 milliards (fin 2017 : 7,05 milliards). PSP a notamment acquis le terrain d'un ancien immeuble en droit de superficie \u00e0 Berne. Au printemps 2018, la Grosspeter Tower \u00e0 B\u00e2le a \u00e9t\u00e9 achev\u00e9e et reclass\u00e9e dans le portefeuille d'investissement. Un immeuble au Petit-Lancy (Gen\u00e8ve) et un projet de d\u00e9veloppement \u00e0 Rheinfelden ont \u00e9t\u00e9 vendus. Les immeubles de la Bernerstrasse S\u00fcd 167\/169 \u00e0 Zurich et de la Route des Arsenaux 41 \u00e0 Fribourg sont \u00e9galement sur le point d'\u00eatre vendus, indique PSP.<\/p>\n<p>Le taux de vacance est pass\u00e9 de 6,8 % \u00e0 la mi-2018 \u00e0 6,1 % \u00e0 la fin septembre 2018. Sur le taux de vacance total, 1,2 point de pourcentage est d\u00fb \u00e0 des travaux de r\u00e9novation en cours, pr\u00e9cise PSP.<\/p>\n<p>Pour l'exercice 2018, PSP confirme un Ebitda (sans effets d'\u00e9valuation) de 240 millions (2017 : 242,2 millions). En ce qui concerne le taux de vacance, la soci\u00e9t\u00e9 immobili\u00e8re s'attend d\u00e9sormais \u00e0 un taux plus bas de cinq pour cent.
