Selon une enqu\u00eate de Credit Suisse (CS), le propri\u00e9taire moyen avait encore 54 ans en 2000. En 2016, la moyenne d'\u00e2ge \u00e9tait d\u00e9j\u00e0 de 58 ans. Pr\u00e8s de la moiti\u00e9 des retrait\u00e9s (49,7%) vivent aujourd'hui dans leur logement, ce qui d\u00e9passe nettement le taux de propri\u00e9t\u00e9 d'environ 38% pour toutes les classes d'\u00e2ge, poursuit l'\u00e9tude.<\/p>\n<p>Dans les ann\u00e9es \u00e0 venir, la moyenne d'\u00e2ge des propri\u00e9taires de logement va encore augmenter, pr\u00e9voient les chercheurs du CS. La g\u00e9n\u00e9ration du baby-boom, n\u00e9e entre 1946 et 1964, repr\u00e9sente actuellement 42% de tous les propri\u00e9taires en Suisse.<\/p>\n<p>Comme il n'y a pas assez de jeunes dans la pyramide des \u00e2ges, la part des plus de 65 ans dans la population devrait passer de 18,3 \u00e0 21,4 pour cent au cours des dix prochaines ann\u00e9es. Par cons\u00e9quent, la part des personnes \u00e2g\u00e9es sur le march\u00e9 du logement, et en particulier sur le march\u00e9 de l'accession \u00e0 la propri\u00e9t\u00e9, continuera d'augmenter.<\/p>\n<h2>Le secteur de la construction s'est adapt\u00e9 aux seniors<\/h2>\n<p>Le secteur de la construction s'est adapt\u00e9 \u00e0 la tendance au vieillissement de la population en construisant de nouveaux b\u00e2timents adapt\u00e9s aux personnes \u00e2g\u00e9es. Le nombre de formes d'habitat hybrides, combinant des logements traditionnels avec des maisons de retraite et des maisons de soins, est \u00e9galement en augmentation.<\/p>\n<p>Mais lorsqu'il s'agit de financer un logement, la situation est diff\u00e9rente. Les conditions-cadres actuelles pour l'octroi d'hypoth\u00e8ques sont orient\u00e9es vers les personnes actives, critiquent les chercheurs du CS. Outre les prescriptions minimales en mati\u00e8re de fonds propres, cela concerne notamment la capacit\u00e9 financi\u00e8re calcul\u00e9e, selon laquelle la charge financi\u00e8re ne doit pas repr\u00e9senter plus d'un tiers du revenu brut.<\/p>\n<p>Avec la retraite, une partie consid\u00e9rable du revenu ant\u00e9rieur dispara\u00eet : le revenu brut des personnes \u00e2g\u00e9es de 65 \u00e0 74 ans est inf\u00e9rieur de 38,5 % \u00e0 celui des personnes \u00e2g\u00e9es de 55 \u00e0 64 ans. Cela peut devenir probl\u00e9matique si le propri\u00e9taire veut changer de fournisseur d'hypoth\u00e8ques ou s'il pr\u00e9voit une r\u00e9novation importante pour laquelle l'hypoth\u00e8que doit \u00eatre augment\u00e9e.
