L'ann\u00e9e derni\u00e8re, 40.000 entreprises ont \u00e9t\u00e9 cr\u00e9\u00e9es en Suisse et 50.000 collaborateurs y travaillent. De nombreuses start-ups et petites entreprises en font partie et exigent de nouveaux concepts sur le march\u00e9 des bureaux. De plus, de nombreuses entreprises travaillent de plus en plus en groupes de projet, qui ont besoin d'une ambiance innovante et cr\u00e9ative. \"La mise en r\u00e9seau dans le monde du travail devient de plus en plus importante, tant sur le plan num\u00e9rique que r\u00e9el\", a r\u00e9sum\u00e9 Kuprecht, citant ainsi un argument important en faveur des espaces de coworking, qui existent \u00e9galement en Suisse depuis quelques ann\u00e9es.<\/p>\n<p>Actuellement, la Conf\u00e9d\u00e9ration dispose de plus de 200 sites de coworking. Le taux de croissance de ce segment \u00e9tait r\u00e9cemment de 15 \u00e0 17 %. Selon les estimations de CBRE, cela ne concerne donc que moins d'un pour cent du march\u00e9 des surfaces de bureaux en Suisse. Mais dans les environs de la gare centrale de Zurich, on trouve d\u00e9j\u00e0, selon le rayon, un taux d'absorption de cinq \u00e0 dix pour cent par les fournisseurs de surfaces flexibles, selon Kuprecht.<\/p>\n<p><strong>Raisons strat\u00e9giques pour le \"coworking<\/strong><\/p>\n<p>Pour Garry G\u00fcrtler, repr\u00e9sentant suisse de l'op\u00e9rateur international de centres d'affaires IWG, il est clair que la num\u00e9risation est le grand moteur de la tendance au coworking. \"Cela a des r\u00e9percussions aussi bien sur les habitudes des travailleurs que sur la gestion des surfaces par les employeurs\". Mais il y a aussi des raisons purement strat\u00e9giques et financi\u00e8res pour que les grands groupes (corporates) s'engagent dans la voie du coworking : \"Les grandes entreprises ont besoin d'une plus grande flexibilit\u00e9 pour pouvoir couvrir rapidement de grands espaces g\u00e9ographiques dans diff\u00e9rents pays\", dit-il. Les espaces de coworking conviennent parfaitement \u00e0 cet effet. Selon G\u00fcrtler, les entreprises peuvent \u00e9galement tirer parti d'un autre aspect, \u00e0 savoir la nouvelle norme IFRS 16 sur les contrats de location.<\/p>\n<p>IWG est actif en Suisse depuis 25 ans avec sa marque de centres d'affaires Regus et a diversifi\u00e9 son offre au cours des derni\u00e8res ann\u00e9es avec diff\u00e9rentes marques. Avec les concepts Spaces, No.18, OpenOffice, Signature et Basepoint, l'entreprise propose d\u00e9sormais des univers de coworking r\u00e9pondant aux diff\u00e9rents besoins - du jeune entrepreneur en d\u00e9marrage \u00e0 la client\u00e8le d'affaires plus \u00e2g\u00e9e et de haut niveau, selon G\u00fcrtler.<\/p>\n<p><strong>Swiss Life suit la tendance<\/strong><\/p>\n<p>Giorgio Engeli de Swiss Life Asset Management a enfin pr\u00e9sent\u00e9 quelques exemples pratiques de concepts de coworking. Le groupe d'assurance voit \u00e9galement les chances de commercialisation de l'espace de bureau flexible chez lui et a actuellement plusieurs projets en cours de planification. Par exemple en coop\u00e9ration avec Village Office \u00e0 la Tessinerplatz \u00e0 Zurich, en collaboration avec OfficeLab \u00e0 Baden et au Blandonnet-BIRD \u00e0 Gen\u00e8ve-Vernier pr\u00e8s de l'a\u00e9roport.<\/p>\n<p>Dans la Bahnhofstrasse de Zurich, Swiss Life am\u00e9nage avec l'entreprise WeSpace un \u00e9tage de bureaux de coworking sp\u00e9cialement destin\u00e9 aux femmes. Avec \"The One Zurich\", un autre projet avec des espaces de bureaux flexibles et de qualit\u00e9 suivra bient\u00f4t dans la Seefeldstrasse \u00e0 la gare de Tiefenbrunnen, selon Engeli. Il consid\u00e8re en outre le \"TicTricTrac\" dans le quartier zurichois de Binz comme tr\u00e8s appropri\u00e9 pour un concept de coworking pour les entreprises.
